Position Summary

Reef Enterprises is the revenue engine of Reef Capital Partners, a real estate firm with a growing portfolio of luxury golf residential and resort properties including Black Desert Resort, Tributer Resort, Cornerstone Club, Sweetens Cove, Cormont, Marcella, and The Albion. Reef Enterprises drives commercial operations across the portfolio - including marketing, real estate sales, events, business development, and membership programs - functioning as a shared services and execution engine on behalf of each property while also building a Reef-wide platform.

The Associate Director of Finance, Sales and Marketing is the dedicated financial planning partner for Reef Enterprises' commercial operations. Reporting to the EVP of Operations, this individual contributor will own budget planning, variance tracking, and financial modeling across marketing, events, business development, Reef365, and real estate sales and marketing functions.

This role works closely with each department and teams to align on spend plans, tracks performance against revenue and cost targets, and gives commercial leadership the financial visibility they need to make fast, confident decisions. This is not a corporate finance or capital markets role. The focus is squarely on the commercial P&L, such as marketing spend efficiency, sales pipeline economics, event ROI, and cross-property marketing budget coordination.

Responsibilities Marketing & Sales Budget Management
  • Own the annual budget, any ad hoc budget, and regular reforecasting process for Reef Enterprises cost centers -marketing, events, business development, and real estate sales- at both at the Reef and property-level
  • Coordinate budget inputs with property-level marketing and sales teams, consolidating into a unified Reef Enterprises view
  • Partner with Accounting to develop accurate monthly budget-vs-actual variance reports; deliver with clear narrative for commercial leadership
  • Track departmental spend in real time, flagging over- or under-performance and recommending corrective actions
Financial Modeling & Forecasting
  • Own the financial model for Reef Enterprises, including all revenue and cost assumptions
  • Works with Reef Capital financial team(s) to ensure consistent modeling practices and absorption into the overall Reef Capital business model
  • Build and maintain financial models for individual marketing campaigns, event programming, sponsorship programs, and the Reef 365 membership program
  • Develop ROI and cost-per-acquisition models to help leadership evaluate marketing investment decisions across channels and properties
  • Partner with business development and real estate sales on pipeline-to-revenue forecasting, connecting CRM data to financial projections
  • Support scenario modeling for new program launches, partnership structures, and commercial initiatives as needed
Commercial P&L Reporting
  • Maintain clear, accurate P&L views for each commercial function - marketing, events, BD, and sales - at both the Enterprises and property levels
  • Partner with the Controller and property finance contacts to ensure management reporting aligns with accounting records
  • Prepare financial summaries and performance narratives for executive and cross-functional reporting
KPI Dashboards & Data Reporting
  • Build and maintain Power BI dashboards that give commercial leadership real-time visibility into spend, pipeline, and revenue performance
  • Define and track KPIs for marketing, events, sponsorship, and Reef 365 - including cost efficiency, revenue contribution, and return on spend
  • Integrate data from CRM (Salesforce/HubSpot) and financial systems to create a connected view of commercial performance
Qualifications
  • 5+ years of financial planning and analysis experience, ideally supporting a marketing, events, sales, or hospitality operating business; Experience supporting a luxury hospitality, golf, or resort business is preferred
  • Demonstrated experience partnering with commercial teams - marketers, sales leaders, or event producers - not just back-office finance
  • Functional Accounting knowledge preferable in Sales or Marketing organization
  • Advanced Excel modeling skills; you build clean, well-structured models from scratch and maintain them with discipline
  • Hands‑on experience with Xero or comparable accounting software; familiarity with NetSuite or SAP a plus
  • Working knowledge of Salesforce or HubSpot - comfortable pulling data from CRM to connect pipeline to financial forecasts
  • Power BI or comparable BI tool proficiency; ability to build dashboards that non-finance users can navigate
  • High attention to detail and strong ownership ethic — you catch your own errors and don't need a manager to set your priorities
  • Clear communicator who can translate financial analysis into plain language for marketing and sales stakeholders
  • Background working across multiple business entities or properties simultaneously
  • Familiarity with Snowflake, SQL, or other data tools for pulling and cleaning source data
  • Experience supporting an events or sponsorship P&L
