Job Description
The Design Manager is responsible for leading and coordinating the design process throughout all phases of the project. This includes ensuring alignment with technical requirements, quality standards, and overall project objectives. The role involves managing design deliverables, fostering collaboration among stakeholders, and supporting construction and close-out activities.
Key Responsibilities
Design Set-Up and Pre-Construction
  • Lead and coordinate the design process in collaboration with the Engineer of Record (EoR) and technical partners from project inception through construction documentation.
  • Review technical requirements and validate scope boundaries for design packages.
  • Develop and maintain the Design Management Plan.
  • Organize programming meetings, design reviews, and page-turn sessions with stakeholders.
  • Identify and resolve design issues, ensuring all resolutions are incorporated into the design packages.
  • Implement Value Improvement Practices (VIP).
  • Facilitate value management and constructability workshops.
  • Provide recommendations on engineering work packages aligned with construction and commissioning strategies.
  • Lead risk analysis workshops and Building Information Modeling (BIM) clash detection sessions.

Construction Phase
  • Review project submittals for compliance and coordinate approvals with subject matter experts and project management.
  • Support the Quality Control Program.
  • Manage design-related Requests for Information (RFIs) and changes in coordination with the construction management team.
  • Provide design input during Owner/Architect/Contractor (OAC) meetings.
  • Coordinate the issuance of finalized as-built drawings for each construction phase.
  • Conduct periodic site inspections and witness testing to verify adherence to quality standards to identify, document, and track non-conformances through to resolution.
  • Liaise with architects, engineers, and contractors to resolve issues related to RFIs, submittals, and compliance.
  • Verify that installed equipment aligns with approved submittals
  • Review product data, informational submittals, and RFIs to ensure quality assurance.
  • Utilize construction management tools such as Bluebeam, Procore, SharePoint, and Microsoft Teams.

Close-Out and Post-Construction
  • Participate in lessons learned sessions.
  • Assist in coordinating facilities and operations maintenance teams for systems training and documentation.
  • Coordinate with the Commissioning Agent to ensure compliance with the approved commissioning plan
  • Monitor and track close-out deficiencies and warranty items.
  • Support the integration of as-built drawings, manuals, and documentation into the management system.
  • SOX control responsibilities may be part of this role, which are to be adhered to where applicable.

Qualifications
  • Bachelor's degree in Architecture, Engineering, or a related field.
  • Minimum of 8 years of experience in design management within commercial real estate or large-scale construction projects.
  • In-depth knowledge of design standards, building codes, and construction processes.
  • Proficiency in BIM tools and design coordination software.
  • Strong communication and stakeholder management skills.
