Land Development Manager
Job Description

THE ROLE: The Land Development Manager is responsible for a portfolio of projects within a division to manage the horizontal construction process to ensure that all projects are on time, on budget, meeting all safety and jurisdictional requirements. Ensures that all projects are entered into the system, kept on schedule, and updated as necessary to inform real time project status. Partners closely with the feasibility team to assist in deal review and validation. Is a key resource for new and less experienced members of the team.

DAY IN THE LIFE:

  • Manage a pipeline of residential projects, overseeing all aspects of horizontal development including site assessment, demolition, grading, utilities, and lot delivery.
  • Partner with Land Acquisition to support deal evaluation, feasibility analysis, and due diligence for new opportunities.
  • Drive project execution to ensure all developments are delivered on time, on budget, and in compliance with jurisdictional and safety requirements.
  • Manage and oversee the permitting process, coordinating with municipal agencies to obtain all required approvals for development activities.
  • Lead coordination with civil engineers, consultants, and utility providers to advance engineering plans, entitlements, and infrastructure installation.
  • Develop and manage project budgets, including estimating, tracking costs, and identifying value engineering opportunities.
  • Solicit, review, and award contracts; oversee vendor performance and ensure alignment to scope, schedule, and budget expectations.
  • Establish and maintain development schedules, holding internal teams and external partners accountable to milestones and deliverables.
  • Ensure accurate and timely updates of all project data in internal systems to support real-time reporting and business planning.
  • Partner cross-functionally with Forward Planning, Construction, Product Development, and Sales teams to optimize product feasibility and cycle time.
  • Lead project turnover to Construction, ensuring lots are fully prepared for vertical build without delays.
  • Build and maintain strong relationships with government agencies, inspectors, contractors, and external stakeholders.

WHAT YOU'LL NEED:

  • Bachelor’s degree in Construction Management, Civil Engineering, Real Estate, or related field preferred
  • 3–6+ years of experience in land development, residential construction, or civil/site development
  • Strong understanding of permitting, utilities, grading, demolition, and jurisdictional requirements
