Job description

Senior BAS System Engineer
CMS Controls was founded in 1971 to provide in-house technical solutions utilizing open platforms. From holistic design-build projects to mechanical systems installations to proactive maintenance plans, we partner with clients to identify current behaviors and define strategic goals, which create cost savings and keep buildings performing at optimal levels. Our 'single point of contact' approach provides customers with a clear path for communication, and this is noted from onboarding through final project turnover. CMS Controls is a subsidiary of Service Logic and provides us with unfettered access to a full team of controls engineers, mechanical, electrical and project engineers and HVAC service technicians, as well as one of the industry's leading mechanical construction firms.
Job Summary:
The Senior Building Automation Systems (BAS) Engineer is a high-level, leadership position responsible for the complete lifecycle of complex BAS projects, from initial design and advanced programming to strategic project and vendor management. This role requires a minimum of 10 years of specialized experience. The Senior Engineer drives technical innovation, ensures compliance with high-level specifications and industry standards, and acts as the primary technical and managerial point of contact for high-profile projects, mentoring junior staff and managing key customer relationships.
Key Responsibilities:
Advanced System Design and Architecture:
  • Lead the comprehensive design and architecture of highly complex, integrated Building Automation Systems for large-scale new construction and deep retrofit projects.
  • Develop sophisticated sequences of operation and control strategies to optimize energy efficiency, occupant comfort, and system performance.
  • Generate, review, and approve complete submittal packages, including network topologies, detailed control wiring diagrams, DDC panel layouts, and BAS equipment specifications.
  • Serve as the final authority for technical standards and system selection.
  • Oversee the drafting and finalization of accurate as-built documentation and contribute to long-term BAS upgrade roadmaps.
Control Programming and Commissioning:
  • Design, develop, and implement complex DDC programs for global and critical systems, ensuring seamless integration across diverse building services (HVAC, Lighting, Security).
  • Lead the advanced system configuration and network integration of various protocols (e.g., BACnet, Modbus, LON).
  • Direct and execute comprehensive system commissioning, functional testing, and sophisticated troubleshooting to resolve high-level technical and network issues.
Project, Vendor, and Customer Management:
  • Act as the technical lead and subject matter expert for multiple projects, providing direction and mentorship to project managers, engineers, and field technicians.
  • Manage relationships and technical specifications with external vendors and technology partners to ensure timely and compliant delivery of equipment and services.
  • Serve as the primary technical liaison with clients, consulting engineers, and contractors, leading high-level job meetings and resolving complex technical conflicts.
  • Draft, submit, and manage responses to complex Requests for Information (RFIs) and change orders.
  • Monitor project progress, budget, and scope, ensuring projects are completed on schedule and within financial targets.

Basic Requirements:
  • 10+ years of progressive experience in Building Automation, HVAC Controls, or DDC Systems, including significant experience in programming, system architecture, and project management.
  • Demonstrated mastery in DDC programming fundamentals and advanced control strategies.
  • Expert ability to read, interpret, and modify complex blueprints, specifications, control wiring diagrams, and networking schematics.
  • Proven experience in vendor management and technical oversight of sub-contractors and field staff.
  • Exceptional written and verbal communication skills, including the ability to present complex technical information to non-technical stakeholders.
  • Strong analytical and advanced problem-solving skills to resolve large-scale system integration challenges.
  • Proficiency with Microsoft Office Suite (Word, Excel, Outlook).
  • Valid driver's license.

Preferred Qualifications:
  • Bachelor's degree in Mechanical Engineering, Electrical Engineering, Building Automation, or a related field.
  • Professional Engineering (PE) license or other advanced certifications.
  • Advanced Niagara Framework (N4) Certification or equivalent manufacturer-specific master-level certification (e.g., Distech, Siemens, Trane).
  • Expertise in industry-standard communication protocols, including advanced troubleshooting of BACnet/IP, Modbus TCP/IP, and network routing.
  • Expert-level proficiency with CAD software (e.g., AutoCAD, Revit) for developing and reviewing design documents.
  • Certification such as OSHA 30.
