Exterior Estate Lead - Private Estate
Location: Austin, TX 78730
Position: Full-Time | Exempt
Salary: $85,000 DOE + Comprehensive Benefits
Position Overview A High-Net-Worth family in Austin, Texas is seeking an experienced, hands-on Exterior Estate Lead to oversee the daily operation, maintenance, and presentation of a luxury multi-structure private estate. This leadership role is responsible for maintaining the estate grounds, exterior facilities, recreational amenities, vehicles, equipment, and outdoor systems while ensuring the property remains safe, fully operational, and guest-ready.
The ideal candidate is mechanically inclined, highly organized, and experienced in managing luxury residential properties. This individual will coordinate vendors and support personnel while remaining actively involved in the day-to-day care of the estate. Professionalism, discretion, and a service-oriented mindset are essential.

Key Responsibilities Estate Operations & Property Management
  • Oversee the daily maintenance, appearance, and operation of the estate grounds, buildings, and outdoor amenities.
  • Conduct routine inspections to ensure the property remains clean, secure, safe, and guest-ready.
  • Monitor and maintain exterior systems including gates, garages, lighting, irrigation, HVAC components, pools, spas, water features, refrigeration equipment, and other infrastructure.
  • Identify maintenance issues and coordinate repairs with vendors and contractors.
  • Maintain maintenance records, inspection logs, and operational documentation.
Grounds, Facilities & Equipment
  • Maintain outdoor living spaces, entertainment areas, recreational amenities, and landscape features to luxury standards.
  • Oversee the operation and maintenance of pools, spas, outdoor kitchens, fitness equipment, sports courts, and beverage stations.
  • Inspect outdoor furniture, pathways, landscape lighting, hardscape, and seasonal décor.
  • Perform preventative maintenance and coordinate specialty service providers as needed.
  • Monitor filtration systems, water softeners, and other estate equipment.
Vehicles & Recreational Equipment
  • Oversee cleaning, fueling, maintenance, and servicing of estate vehicles.
  • Maintain boats, Jet Skis, golf carts, trailers, and recreational equipment.
  • Coordinate repairs, inspections, and seasonal maintenance.
  • Ensure recreational equipment is operational and guest-ready.
  • Safely operate watercraft and equipment in accordance with applicable regulations.
Household Operations
  • Manage deliveries, mail, packages, prescriptions, and household errands.
  • Maintain inventories of outdoor supplies, beverages, fuel, ice, and household necessities.
  • Coordinate supply ordering with housekeeping and other household staff.
  • Prepare outdoor spaces for family arrivals, guests, and special events.
  • Assist with event setup and operational support as needed.
Vendor & Contractor Management
  • Coordinate landscaping, pool service, HVAC, pest control, plumbing, electrical, appliance repair, and other vendors.
  • Schedule preventative maintenance and monitor vendor performance.
  • Ensure work meets the family's quality standards.
  • Partner closely with the Estate Manager and household staff to ensure seamless daily operations.
Technology & Estate Systems
  • Monitor home automation systems, Wi-Fi, security systems, gates, garage doors, televisions, and audio systems.
  • Perform basic troubleshooting and software updates.
  • Coordinate with technology vendors when advanced service is required.
Pet & Specialty Care
  • Assist with the care of estate animals, including feeding, watering, and maintaining designated areas.
  • Maintain specialty outdoor equipment according to manufacturer recommendations.
Standards & Expectations
  • Maintain exceptional standards of cleanliness, organization, safety, and presentation.
  • Proactively identify maintenance concerns before they become larger issues.
  • Demonstrate professionalism, discretion, and confidentiality at all times.
  • Maintain accurate maintenance schedules, vendor documentation, and inspection records.
  • Follow all household protocols and safety procedures.
  • Be available to support evenings, weekends, holidays, and special events as needed.
Qualifications
  • Minimum of 5 years of experience in estate management, luxury residential property management, facilities management, or a related field.
  • Experience working on luxury private estates strongly preferred.
  • Strong mechanical aptitude with knowledge of residential systems and preventative maintenance.
  • Experience coordinating vendors, contractors, and maintenance schedules.
  • Excellent organizational, communication, and problem-solving skills.
  • Hands-on approach with the ability to perform physical maintenance tasks.
  • Experience with smart home technology, Wi-Fi networks, security systems, and home automation preferred.
  • Ability to prioritize multiple responsibilities in a fast-paced environment.
  • Valid driver's license and reliable transportation.
  • Boating experience and current certification/license preferred.
  • Comfortable working outdoors in varying weather conditions.
  • Ability to lift up to 50 pounds.
  • Authorized to work in the United States.
  • Must successfully pass a background check, motor vehicle record check, and reference verification.
Preferred Qualifications
  • Experience working in a fully staffed private estate or family office.
  • Experience maintaining pools, watercraft, estate vehicles, and luxury recreational amenities.
  • Knowledge of preventative maintenance planning and facility management software.
  • Experience with inventory management, budgeting, and vendor negotiations.
  • Landscaping or horticultural knowledge is a plus.
