JOB DESCRIPTION and RESPONSIBILITIES

The General Manager is responsible for providing property management and related real estate services for assigned properties managed in the assigned territory. Specific responsibilities include:

  • Supervise a staff of property managers, assistant property manager(s), property accountant(s), bookkeepers, and facility maintenance personnel based on the size and needs of the assigned property/portfolio.
  • Support and guide staff with specific coaching in order that annual property objectives are met or exceeded. Work with the real estate team to complete annual budgets, monthly/quarterly forecasts, and extensive capital plans.
  • Additionally, develop innovative operating strategies, continually reviewing, analyzing, and providing clarification on various operating policies and procedures in order to meet the company goals and objectives.
  • Ensure constant quality, curb appeal, asset preservation, and risk management according to company standards.
  • Prepare and manage capital investment recommendations relative to client for asset preservation, revenue enhancement, and marketing improvements to assets.
  • Plans, directs, and communicates actions required.
  • Ensure that all activities and/or work performed adhere to established standards and codes.
  • Defines operational objectives, identifies proposed programs, and designs appropriate procedures.
  • Contributes to the effective team management of all property problems, issues, and opportunities.
  • Focus on customer service in terms of tenant and client satisfaction.
  • Coordinate all major capital improvement projects.
  • Provide back-up support for other activities as necessary, such as leasing and marketing.
  • Assists with establishing standards and protocols for property management services related to new RTG clients in the surrounding markets.
  • Integral part of securing new property management business accounts in the local/regional markets.

EDUCATION AND EXPERIENCE

  • Bachelor's Degree in Business, Real Estate, Finance, Engineering or other related field preferred.
  • Minimum of 7 years of commercial property management experience with at least three (5) years of experience as a Property Manager supervising one or more property managers, assistant property managers, property accountant, lease/accounting clerk and/or building engineer.
  • Hospital or Medical Office Building property management experience highly preferred.
  • Competence with various software programs, including Microsoft Office, with emphasis on Excel. Experience with other programs such as ARGUS and Yardi is preferred. Maintain a familiarity with current Stark Regulations specific to leasing medical office space.
  • Real estate license required and relevant designation/accreditation such as CPM, RPA, and CCIM preferred.

ALLOCATION OF TIME

  • Business Client Development – 15%
  • Client / Project Work – 80%
  • Administrative – 5%

Overnight travel may be required up to 20%.
