POSITION SUMMARY:
The Project Manager is responsible for developing, implementing, and overseeing all facets of project management (budget, schedule, procurement, etc.) for commercial real estate projects including planning, design, construction, occupancy and closeout. Works in collaboration with the assigned client manager.
Coordinates and supervises all aspects of planning, design and construction projects ranging in size from small scale renovation to new building construction. Supervises consultant, architect, engineer, general contractor, subcontractors and other professional activities on bid jobs as well as internal hospital-contracted jobs. This position requires daily attendance at the client's facility and will report to the client's director and senior site project manager. .
It is also the responsibility of the Project Manager not only to exhibit legendary customer service when communicating with tenants, prospective tenants, owners, and vendors but also to focus on productivity and results.
POSITION RESPONSIBILITIES:
Administration
o Participates in the bid review process; analyze quotations and proposals
o Reviews submittals for accuracy and conformity to LGH specifications
o Ensure that projects are built according to specifications
o Administers construction projects and maintains project documentation
o Reviewing bids and assisting in the selection of appropriate contractors
o Reviews and process pay requests
o Maintains and updates project budget trackers sheets
o Responsible for coordination and supervision of all aspects of construction process
o Coordinates contractor meetings on both a regular or as needed basis
o Inspects progress of contractor work as related to project schedule
o Fields questions and interfaces between contractors, engineers, contract architects and staff architect, and consultants.
o Coordinates construction activities (such as shutdowns) that directly affect hospital operations
o Updates appropriate hospital personnel regarding construction activities.
o Responsible for project planning
o Attends planning meetings and OAC's with user groups, ensuring that the design meets their needs and works within budget
o Interfaces with contract architects, designers, engineers, and consultants to insure that construction documents conform both to the design intent and to established by the client.
o Responsible for stewardship of Construction Documents and preparation of Safety Documents on client's behalf.
o This responsibility includes the preparation and updating of life-safety ALSM project documents, coordination and review of fire evacuation, ICRA, PICRA, IDPH comments, Accrediting Organization comments. By law, and our internal procedures, all project final construction/permit documents must be archived and available access by the client. Position is responsible for the stewardship of these legal documents on the client's behalf.
Knowledge, Skills & Abilities Required:
o Basic skills in computer word processing, scheduling, and accounting spreadsheets. Ability to read and interpret blueprints and technical data. Excellent verbal and written communication skills.
POSITION REQUIREMENTS:
Education:
o Bachelor's degree from an accredited institution in Architecture, Business, Interior Design, Engineering or Construction.
o PMP and/or LEED AP preferred.
Experience:
o Minimum 2 years and up to 5 years+ project management experience in all aspects of design, construction, and project management.
o Must have experience/skills in construction Project Management (architecture, general contracting, construction estimation, scheduling, engineering, design/permitting process, bid development, contract and/or sub-contract management.)
o Ability to manage building infrastructure maintenance projects within a facility
Technical Skills:
o Computer proficient, including knowledge in the following programs: Microsoft 365 (Word, Excel, Outlook, PowerPoint, Project).
o Advanced demonstrated knowledge of financial terms and practices.
Personal Skills:
o Highly organized. Ability to multi-task and work both in a team and independently.
o Strong analytical skills.
o Strong interpersonal skills with an ability to interact with executive level external and internal clients.
o Excellent written and verbal communications skills.
o Ability to successfully communicate with architects, contractors, client's representatives, and team members.
Physical Skills:
o Self-ambulation in order to visit job sites on campus. Ability to walk on stairs, ladders, climb scaffolding, and visit dusty environments is required.
o Requires some lifting (up to 25lb).
o Ability to Travel.
This position is 100% dedicated to one client and is on-site at one of their facilities.
Salary Range: $120,000 - $130,000
