Position Overview

Kelso Building Services is seeking a Building Automation and Controls Project Manager to help lead the growth and execution of our expanding controls business. This role is responsible for overseeing projects from initial planning through completion, ensuring successful delivery of scope, schedule, budget, and customer expectations.

Key ResponsibilitiesProject Planning & Cost Management
  • Review contracts, specifications, and project requirements to define scope, identify deliverables, and establish labor and material requirements.

  • Develop project plans that support successful execution while maintaining control of budgets, schedules, and resources.

  • Monitor project performance by tracking estimated versus actual labor, materials, and costs.

  • Ensure all projects begin with approved scopes of work, detailed estimates, and clearly defined timelines.

Team & Subcontractor Management
  • Recruit, coordinate, and manage subcontractors to support project execution, specialized expertise, workforce needs, and cost objectives.

  • Provide direction and expectations to supervisors and project teams regarding scheduling, reporting, quality standards, and safety requirements.

  • Support field teams by removing obstacles and ensuring resources are available to keep projects moving forward.

Communication & Project Reporting
  • Conduct regular project meetings with sales and operations teams to review progress, scheduling, staffing requirements, and financial status.

  • Maintain accurate documentation within company systems, including project updates, customer communications, submittals, RFIs, change orders, and approvals.

  • Provide timely reporting and visibility into project status for internal stakeholders and customers.

Customer & Project Execution
  • Maintain strong relationships with clients by providing responsive communication and professional project leadership.

  • Coordinate all phases of project delivery, including installation, programming, quality control, commissioning, and closeout.

  • Perform regular job site visits to verify progress, quality, safety compliance, and customer satisfaction.

  • Address customer concerns promptly and ensure issues are resolved within established expectations.

Documentation & Closeout
  • Prepare and organize project documentation including drawings, schedules, specifications, checkout documentation, and warranties.

  • Coordinate final inspections, punch lists, and approvals with supervisors, customers, and internal teams.

  • Ensure completed projects are properly transitioned and closed out according to company and customer requirements.

Safety & Quality Standards
  • Promote a safe work environment by supporting company safety initiatives and encouraging best practices across all project teams.

  • Ensure supervisors and field personnel complete required inspections, quality checks, and final approvals before project completion.
