For more than 68 years, The Airoom Companies has been a leader in luxury residential design-build, creating exceptional custom homes, major renovations, and estate properties. By integrating architecture, interior design, estimating, procurement, and construction management under one roof, we provide clients with a seamless experience from concept through completion.

We're hiring for two markets at once: established Illinois work and a growing Aspen, Colorado portfolio. Each market presents its own unique challenges; including permitting requirements, seasonal construction schedules, trade availability, logistics, freight, and site access. Success in this role requires adapting processes and execution strategies to meet the demands of each location.

Position Summary

The Senior Project Manager is responsible for the successful delivery of luxury custom residential projects from design development through final closeout. Unlike traditional project management roles that coordinate activities between separate organizations, this position leads an integrated team of architects, designers, estimators, procurement specialists, superintendents, and trade partners. Driving the project from initial concept through the client's first night in their completed home.

The ideal candidate is equally comfortable reviewing complex construction documents, managing multimillion-dollar project budgets, coordinating consultants and trade partners, resolving field challenges, and building trusted relationships with clients while delivering an exceptional luxury home experience.
We’re looking for a project leader who builds the workflow rather than waiting for one. Someone who sees both the full project vision and the smallest detail that could impact success. You identify challenges early, communicate directly, remain composed under pressure, and can successfully manage multiple complex projects without losing sight of the details.

If you prefer to simply execute someone else’s plan, this role is not for you. This opportunity is for someone who takes ownership, creates solutions, and leads projects from concept through completion.

Key Responsibilities
You own the project, not just a phase of it.

Schedule & Project Execution
  • Develop and manage the master project schedule from design development through final closeout.
  • Establish key milestones, decision deadlines, procurement timelines, and critical path activities before they impact the project.
  • Anticipate risks, identify potential delays, and develop solutions to keep projects moving forward.

Design Coordination & Constructability

  • Lead design development to ensure complete, coordinated, and buildable construction documents.
  • Review architectural, structural, and MEP drawings to identify conflicts before they reach the field.
  • Coordinate architects, designers, and consultants to resolve design challenges efficiently.
Budget & Financial Management
  • Own project financial performance from estimating through closeout.
  • Review estimates, bid packages, scope analysis, subcontractor proposals, and contract documentation.
  • Manage project budgets, schedules of values, percentage-of-completion billing, retainage, change orders, and cost-to-complete forecasting.
  • Evaluate costs, approve expenditures, and make informed decisions that protect project profitability
Procurement
  • Lead procurement planning and execution for custom millwork, stone, windows, fixtures, specialty fabrication, and other long-lead materials.
  • Ensure materials are ordered based on approved drawings, specifications, and verified field conditions.
  • Track procurement schedules through fabrication, delivery, and installation.
Leadership & Accountability
  • Lead collaboration between architects, engineers, designers, estimators, purchasing, superintendents, production managers, subcontractors, and consultants.
  • Establish clear expectations, communication standards, and accountability across all project stakeholders.
  • Drive timely decision-making and ensure team members have the information needed to execute successfully.
Construction Support & Problem Solving
  • Own the resolution of RFIs, submittals, design conflicts, and construction challenges.
  • Provide timely decisions and direction so field teams are never waiting for answers.
  • Maintain visibility throughout construction to ensure the finished home reflects the original vision and client expectations.

Required Qualifications
  • 12+ years of project management experience in luxury custom residential construction or high-end residential renovations.
  • Demonstrated experience managing projects from design development through project closeout.
  • Experience managing multiple multimillion-dollar projects simultaneously.
  • Strong architectural background in high-end single-family residential, structural, and MEP construction documents.
  • Bachelor’s degree in Construction Management or a related field preferred.
  • Expertise in project budgeting, forecasting, procurement, change orders, retainage, cost-to-complete.
  • Proficiency with CAD-based drawing review, scheduling, and plan-markup software
  • Experience leading multidisciplinary project teams.
  • Willingness to travel between Illinois and Aspen, Colorado.
