Summary of Position
This is a professional position whose overall duties and responsibilities are the operation of all campus mechanical systems to include all plumbing and Power Plant equipment.
Education and Experience
High School Diploma or GED required.
Associates Degree in HVAC or Building Automation is preferred.
  • 5 years' full time related wage earning experience in Heating/Air Conditioning and Refrigeration or Building Automation with 1 year Supervisory experience in related field.
  • Experience in the plumbing trade is desirable.

Knowledge Skills and Ability
  • Must be able to comprehend oral and written instructions.
  • Ability to Supervise and manage work assignments.
  • Have working knowledge of electric motors, water pumps, natural gas heating, test equipment and tools.
  • Must have a working knowledge of oxygen acetylene cutting and brazing torch operation and procedures.
  • Must be able to competently perform assigned tasks safely, efficiently, and in a timely manner.

Essential Functions
  • Ensure proper maintenance of all campus temperature control units.
  • Supervise and schedule routine and emergency maintenance required to maintain environmental control of all buildings to include: install heating and air conditioning duct work, repair and /or replace pump shafts, pump seals, motors and pump bearings and motors, Clever Brooks boilers, York chillers, Trane chillers, adjust thermostats, air handling units, air flow, and chiller operations, repair or replace worn and damaged parts, clean and/or repair clogged strainers, correct noisy system components.
  • Supervise and accomplish a preventive maintenance schedule for HVAC and refrigeration equipment and associated installed equipment. Ensure compliance with all safety regulations and requirements.
  • Operate and perform the required maintenance on the tools and equipment needed to perform maintenance.
  • Develop lists of materials, establish costs, and procure parts and equipment required to accomplish maintenance or complete projects.
  • Maintain a stock of frequently used repair and replacement parts.
  • Operate and trouble shoots the energy management control systems.
  • Implement a comprehensive safety program.
  • Implement a weekly routine and advanced training program.
  • Assist the mechanical maintenance supervisor with the campus fire safety program
  • Any other duties as assigned.
