Job description

TerraCRG – Brooklyn, NY Join Brooklyn’s #1 CRE Dealmakers

TerraCRG is Brooklyn’s leading commercial real estate advisory firm — and the only brokerage laser-focused solely on this borough. For nearly two decades, we’ve been the go‑to team for investors and developers, having closed $3.4B+ in Brooklyn transactions and consistently ranking among NYC’s top brokerage firms.

Now, we’re expanding our platform — and we’re looking for the first dedicated Debt Financing sales professional to help shape the next era of TerraCRG.

This is a rare opportunity to build your own book of business within a powerhouse brand that already dominates its market with a robust deal flow and client base.

What You’ll Do
  • Uncover new debt opportunities and cultivate relationships with Brooklyn’s most active owners, investors, lenders, and developers (loan sizes typically $5M–$50M).
  • Build and manage your own pipeline, meeting borrowers and lenders to identify creative financing strategies.
  • Partner with our top‑tier investment sales and research teams to produce best‑in‑class loan packages and market intelligence.
  • Analyze capital stacks, financials, and market trends to craft tailored debt solutions.
  • Negotiate with lenders and guide clients from term sheet through underwriting and closing.
  • Pitch alongside our investment sales brokers, elevating TerraCRG’s execution and presence across the borough.
  • Take full ownership of deals, from origination to close — with full transparency and support behind you.
Who You Are
  • 2+ years of experience in debt brokerage or commercial investment sales
  • Strong understanding of CRE finance, deal structure, underwriting, and capital markets
  • Thrives on relationship‑building — from cold calls to networking events
  • Confident communicator and negotiator with both lenders and principals
  • A self‑starter who takes initiative and can manage multiple active deals
  • Collaborative, coachable, and aligned with TerraCRG’s values: integrity, expertise, and a Brooklyn‑centric focus
  • Comfortable working across divisions — investment sales, research, leasing
  • NY Salesperson or Associate Broker license required (not needed for interview)
Your Earning Potential

This is a commission‑based role with uncapped earnings. Your success directly drives your income — and the volume is here.

Why TerraCRG?
  • An active CRE brokerage platform — 50+ deals annually, $3B+ historical volume
  • Deep lender relationships across the NYC debt ecosystem
  • Access to a robust research engine, extensive databases, and a massive owner and developer network
  • A collaborative environment with hands‑on mentorship from senior brokers and partners
  • The chance to lead and scale a new debt advisory vertical within a proven dealmaking organization
