Position Summary

The Maintenance Technician performs general maintenance duties and repairs, inspections, and renovation work to ensure our buildings, cottages, equipment, and service areas remain safe, attractive, and fully operational. This role plays a vital part in maintaining a comfortable, high-quality environment for residents, employees, and visitors while supporting the mission and values of our community.


Key Responsibilities
  • Perform routine maintenance tasks and some electrical, repairs, plumbing, HVAC, carpentry, painting tasks.
  • Troubleshoot and resolve maintenance issues throughout the campus.
  • Complete preventive maintenance on equipment, building systems, and infrastructure.
  • Respond promptly and professionally to maintenance requests and emergency service calls.
  • Conduct community inspections to identify maintenance needs and safety concerns.
  • Maintain the safety, cleanliness, appearance, and functionality of resident and operational areas.
  • Assist with renovations, repairs, and improvement projects to enhance community facilities.
  • Support seasonal preparations, grounds-related projects, storm response efforts, and emergency situations as needed.
  • Adhere to OSHA standards, Life Safety Code requirements, infection-control protocols, and all facility safety policies.
  • Maintain accurate records of maintenance activities, inspections, repairs, and preventive maintenance schedules.
  • Report equipment malfunctions, environmental hazards, and unsafe conditions in a timely manner.
  • Deliver courteous, professional, and resident-focused service when addressing maintenance needs.
  • Collaborate effectively with the Lead Maintenance Technician, Grounds Team, Housekeeping, and other departments to support daily operations.
  • Complete projects efficiently while minimizing disruption to residents and staff.
  • Assist with setup, preparation, and cleanup for community events and special functions.
  • Maintain resident and employee confidentiality and demonstrate respect and professionalism at all times.
  • Complete all required training by established deadlines.
  • Foster a culture of pride, quality, teamwork, and continuous improvement.

  • High school diploma or equivalent.
  • General Maintenance experience.
  • Skilled Maintenance experience in renovations, carpentry, HVAC, plumbing, electrical is a plus.
  • Ability to read technical manuals, diagrams, and equipment specifications is a plus.
  • Familiarity with work order management systems, preferred.
  • Valid driver’s license with good driving record.
  • Ability to safely operate tools and equipment, including in mechanical rooms and service spaces.
  • Excellent communication skills (verbal and written), resident relations, organizational skills, customer service orientation, and leadership ability.
  • Time management skills with a proven ability to meet deadlines; strong analytical and problem-solving/troubleshooting skills; the ability to prioritize tasks and to delegate them when appropriate.

Physical Requirements include prolonged periods of standing, walking long distances, ability to lift 70 pounds at times, regular use of ladders, tools, and equipment, balance, climb, crouch, pull, push, reach, stand and stoop, repetitive movements, adequate dexterity in hands to grasp and manipulate small objects.  
Individuals will be exposed to inside and outside conditions including living spaces, rooftops, attics, mechanical rooms, boiler rooms, electrical rooms, shop areas, and general service corridors.  May be exposed to chemicals, Bloodborne Pathogens, or other hazardous materials; however, proper training and protective devices will be provided.
