HOW YOU WILL MAKE AN IMPACT

As a key member of the Corporate Real Estate Management (CREM) team, this position is responsible for the company’s real estate portfolio across North, Central and South America. The portfolio includes offices, production sites, distribution centers, R&D facilities, test tracks, and retail locations.

The role serves as the primary advisor to regional business leaders, finance, operations, supply chain, legal, and other stakeholders on all real estate related matters. The position is responsible for developing and executing regional portfolio strategies, leading real estate transactions, supporting M&A activities, driving cost optimization initiatives, and ensuring compliance with corporate governance standards and regional regulations throughout the real estate lifecycle.

This role demands a forward-thinking, analytically driven manager with a global mindset and a proven track record in portfolio optimization, cross-border transactions, and stakeholder engagement at the highest level

Portfolio Strategy & Management:

  • Develop and execute the Americas real estate portfolio strategy aligned with business objectives and long-term growth plans in a close relationship with real estate operations and facility management to support the life cycle of our facilities and ensure efficient and clear responsibilities between the teams and to our internal and external stakeholders.
  • Analyze portfolio performance and identify opportunities for footprint optimization, consolidation, cost reduction, and value enhancement.
  • Support business initiatives to optimize real estate footprint and utilization concepts.
  • Maintain transparency and reporting of portfolio metrics, risks, opportunities, and investment performance.
  • Manage regional real estate data and portfolio information systems.

Real Estate Transactions:

  • Lead real estate transactions including acquisitions, dispositions, lease negotiations, renewals, terminations, sale-leasebacks, and build-to-suit projects.
  • Conduct market assessments, financial analyses, benchmarking, and scenario evaluations.
  • Coordinate brokers, consultants, legal partners, and service providers throughout transaction processes.
  • Perform or oversee due diligence activities and ensure appropriate risk management.
  • Guide stakeholders through internal approval processes and governance requirements.

Business Partnership:

  • Act as trusted advisor to business units and central functions on all property-related matters.
  • Assess and translate business requirements into effective real estate solutions.
  • Support manufacturing expansions, site consolidations, warehouse optimization projects, and workplace strategy initiatives.
  • Provide executive management with recommendations and decision-making support regarding real estate investments and portfolio actions.

Governance, Compliance & Risk Management:

  • Ensure compliance with corporate real estate policies, governance standards, and local regulations.
  • Identify, assess, and mitigate real-estate-related risks including legal, environmental, operational, financial, and ESG risks.
  • Collaborate with ESH, Security, Insurance, Finance, Tax, Treasury, and Legal departments.
  • Ensure proper documentation, approvals, and controls for all real estate transactions and activities.

Mergers, Acquisitions & Strategic Projects:

  • Support acquisitions, divestitures, restructurings, and strategic business transformation projects.
  • Lead real-estate-related due diligence efforts.
  • Manage integration or separation activities related to property portfolios.
  • Evaluate real estate implications of strategic business decisions and organizational changes.

Sustainability & ESG:

  • Integrate sustainability objectives into portfolio and transaction strategies.
  • Support implementation of green leasing initiatives and sustainable building solutions.
  • Drive projects that improve environmental performance, energy efficiency, and workplace quality.
  • Assess ESG-related risks and opportunities within the portfolio.

Qualifications

WHAT YOU BRING TO THE ROLE

  • Bachelors Degree in Business Administration, Real Estate Economics, Finance, or a related field;
  • 7+ years of experiencein corporate real estate portfolio management, investment analysis, or real estate strategy within a multinational environment
  • Demonstrated success in managing international real estate portfolios and leading complex transactions
  • Profound understanding of real estate valuation, market dynamics, and financial modeling
  • Proven experience in stakeholder management at executive and board level
  • Familiarity with digital real estate platforms, data analytics tools, and performance management systems
  • Exceptional analytical and strategic thinking capabilities, combined with a solution-oriented mindset.
  • Outstanding negotiation, influencing, and communication skills in multicultural environments
  • High degree of personal initiative, resilience, and entrepreneurial thinking
  • Proficiency in Microsoft Office Suite (especially Excel and PowerPoint); experience with portfolio and property management systems is desirable
  • Strong communication skills
  • Willingness to travel internationally as required
