Construction Project Manager

Location: Texas (Travel Required as Needed)
Job Type: Full-Time

Position Summary

Achilles General Contracting is seeking an experienced and highly motivated Construction Project Manager to oversee commercial construction projects from preconstruction through final completion. The ideal candidate is an organized leader with exceptional communication skills who can manage multiple projects while maintaining quality, schedule, budget, and client satisfaction.

The Project Manager will work closely with owners, architects, engineers, subcontractors, vendors, and field personnel to ensure projects are completed safely, on time, and within budget.

Responsibilities

  • Manage multiple commercial construction projects simultaneously.

  • Develop and maintain project schedules and budgets.

  • Review plans, specifications, contracts, and project documents.

  • Coordinate with owners, architects, engineers, consultants, and inspectors.

  • Solicit, evaluate, and award subcontractor and supplier proposals.

  • Prepare and negotiate subcontract agreements.

  • Monitor project costs, forecasts, and profitability.

  • Manage change orders, requests for information (RFIs), submittals, and procurement.

  • Conduct project meetings with clients, subcontractors, and field staff.

  • Ensure compliance with contract documents, building codes, and safety regulations.

  • Review subcontractor pay applications and approve invoices.

  • Track project progress and provide regular status reports to company leadership.

  • Resolve field issues quickly while maintaining project schedule and quality standards.

  • Coordinate project closeout including punch lists, warranties, as-built drawings, and final documentation.

  • Build and maintain strong client relationships to encourage repeat business.

Qualifications

  • Minimum 5 years of commercial construction project management experience.

  • Bachelor's degree in Construction Management, Engineering, or related field preferred.

  • Equivalent industry experience will be considered.

  • Strong understanding of commercial construction methods and building systems.

  • Experience managing projects valued between $1 million and $30 million.

  • Ability to read and interpret architectural and engineering drawings.

  • Knowledge of estimating, scheduling, budgeting, and cost control.

  • Experience with Procore, Microsoft Project, Bluebeam, Microsoft Office, and construction management software.

  • Excellent negotiation and leadership skills.

  • Strong written and verbal communication skills.

  • Valid driver's license and ability to travel to project sites.

  • Ground-up commercial construction.

  • Tenant improvements and renovations.

  • Retail, office, restaurant, industrial, healthcare, education, and multifamily projects.

  • Experience with negotiated and GMP contracts.
