Contract Window Cleaning information

What is a contract window cleaner?

Contract window cleaners are professionals or companies hired on a recurring basis to clean windows for businesses, organizations, or residential buildings. These cleaning services are typically provided under a formal agreement or contract, which outlines the frequency, scope, and terms of the cleaning tasks. Contract window cleaners use specialized equipment and techniques to ensure windows are spotless, safe, and well-maintained. This service is ideal for properties that require regular, high-quality window maintenance without the hassle of hiring staff directly.

What are some typical challenges that contract window cleaners face when working on commercial buildings?

Contract window cleaners working on commercial buildings often encounter challenges such as accessing high or hard-to-reach windows, working in various weather conditions, and adhering to strict safety regulations. They may need to coordinate with building management to schedule cleaning during off-peak hours or when tenants are not present. Effective teamwork and communication are essential, especially when operating specialized equipment like lifts or scaffolding. Staying updated on safety protocols and maintaining physical fitness are also important for handling the physical demands of the job.

What are the key skills and qualifications needed to thrive as a contract window cleaner, and why are they important?

To thrive as a Contract Window Cleaner, you need good physical fitness, attention to detail, and knowledge of safe cleaning practices, often supported by on-the-job training or relevant certifications. Familiarity with cleaning solutions, extension poles, squeegees, safety harnesses, and sometimes powered access platforms is typically required. Excellent time management, reliability, and strong customer service skills help you stand out in this role. These competencies ensure high-quality cleaning results, client satisfaction, and adherence to safety standards in varied environments.

Contract Window Cleaning involves providing cleaning services for commercial properties, often on ongoing contracts, while Residential Window Cleaning focuses on cleaning windows in private homes. Both roles require safety training and cleaning certifications, but they differ mainly in work environment and client base.

Do you need a contract for window cleaning?

Contract window cleaning jobs typically do not require a formal contract for each service, but clients and cleaners often agree on terms through a service agreement or invoice. For ongoing or large-scale projects, a written contract may be used to specify scope, schedule, and payment details. It is common for window cleaners to operate on a per-job basis or through recurring arrangements without a formal contract.

How to become a contract window cleaner?

To become a contract window cleaner, gain experience in window cleaning techniques and safety procedures, often through entry-level positions or apprenticeships. Obtain necessary equipment such as squeegees and safety harnesses, and consider obtaining a safety certification if required. Building a client base and establishing reliable service are key to securing ongoing contracts.

Job description

Who We Are

Keepers Commercial Cleaning is a local, family-owned janitorial company serving businesses across Arizona. We keep offices, medical facilities, industrial sites, and warehouses clean, safe, and running smoothly, so our clients can focus on what they do best. We take our work personally, treat our clients and our team like family, and build our reputation on reliability and follow-through, not empty promises.

Why Keepers

•      Base salary plus uncapped commission on new business and account growth

•      Generous PTO policy

•      10 paid holidays per year

•      Health reimbursement plan

•      401(k) with company match

•      Quarterly team-building events

•      Company car

•      Mileage reimbursement

•      Career development opportunities

Position Overview

This is a local, traveling Account Manager role covering the Central Valley, including Ahwatukee, Chandler, Tempe, Scottsdale, Phoenix (Camelback/Loop 51 area), Fountain Hills, and Cave Creek. You'll be assigned this territory and will travel regularly to client sites across these cities, so you must already live in the Central Valley or immediately surrounding area. This is a dual-purpose role: you are responsible for retaining and growing our existing accounts in your territory, and for actively pursuing new business-to-business sales to bring on new clients. Candidates should be comfortable with, and genuinely interested in, a role that combines account management with hands-on sales.

What You'll Do

•      Serve as the primary point of contact for an assigned portfolio of accounts in the Central Valley, building trust through regular on-site inspections and quality audits

•      Retain and grow existing client relationships, identifying opportunities to expand services such as floor care, window cleaning, and day porter services

•      Actively prospect and close new commercial cleaning contracts through networking, facility assessments, proposals, and B2B outreach

•      Travel locally and regularly throughout your assigned Central Valley territory to meet with clients and prospects

•      Coordinate with the operations team to resolve client issues quickly and effectively

•      Track account performance and pipeline activity to support consistent, predictable growth

What You'll Need

•      2+ years of commercial janitorial or sanitation supervisory experience (required)

•      1+ year of sales experience (required)

•      1+ year of experience being assigned to and traveling between multiple job sites, not working out of a single fixed location (required)

•      Fully bilingual in English and Spanish (required)

•      Must currently reside in the Central Valley or immediately surrounding area

•      Comfortable being measured on both client retention and new business results

•      Valid driver's license and reliable ability to travel locally within the assigned territory
