What is a contract property manager?

Contract Property Managers are professionals hired on a contractual basis to oversee and manage residential, commercial, or industrial properties for owners. Their responsibilities typically include collecting rent, handling maintenance and repairs, ensuring regulatory compliance, and communicating with tenants. They work under a contract that outlines their duties, duration of service, and compensation, rather than being permanent employees of a property management company. This arrangement provides flexibility for both property owners and managers, especially for short-term needs or specific projects.

What are the key skills and qualifications needed to thrive as a contract property manager?

To thrive as a Contract Property Manager, you need strong knowledge of property management, lease negotiation, and maintenance coordination, typically supported by experience in real estate or a related field. Familiarity with property management software (such as Yardi or AppFolio), budgeting tools, and, in some cases, professional certifications like CPM (Certified Property Manager) are common requirements. Excellent communication, problem-solving, and organizational skills help build positive tenant relationships and efficiently handle property issues. These skills are essential for maximizing property value, ensuring tenant satisfaction, and maintaining compliance with legal and contractual obligations.

What are some common challenges contract property managers face when overseeing multiple properties, and how can they be effectively managed?

Contract Property Managers often juggle responsibilities across several properties, which can lead to challenges such as time management, prioritizing maintenance requests, and ensuring consistent tenant satisfaction. To manage these effectively, many professionals use property management software, maintain clear communication channels with tenants and contractors, and develop strong organizational systems to track deadlines and compliance requirements. Building a reliable network of service providers and staying proactive with property inspections can also help mitigate issues before they escalate.

Job description

TSCG is a privately held, third-party commercial real estate firm with a national retail platform and a growing DC Metro presence. Based in our Vienna, Virginia office, we are seeking an experienced Commercial Property Manager to support and grow our real estate portfolio in the region. This role is a combination of working in our Vienna office and working from the properties in your assigned portfolio.

Since 1984, our retail real estate platform has delivered a comprehensive suite of advisory services to tenants, landlords, developers, investors, and financial institutions across our territory. Our work is guided by a commitment to excellence and to consistently delivering on the trust our clients place in us.

With 20 offices throughout the eastern United States, we are the largest firm of our kind in the country. At TSCG, we value diversity and the unique perspectives of our people. Our leadership team encourages employees to prioritize what matters most, and we are committed to supporting one another, maintaining high standards, and consistently exceeding expectations—while working collaboratively to strengthen our communities and drive innovation in a highly competitive marketplace.

The DC Metro Property Management team is under new leadership and intentionally building a dynamic, highly experienced group of professionals committed to accountability, collaboration, and executional excellence.

This role combines office collaboration with regular on-site engagement at your properties. The ideal candidate is a proactive relationship-builder who thrives in a fast-paced, team-oriented environment and brings a strong sense of ownership, accountability, and service to their work. As a Property Manager, you will play a critical role in protecting asset value, supporting tenant success, and delivering consistent, high-quality execution aligned with client objectives. Some travel and on-call emergency response are required.

What We’re Looking For

  • 3+ years of commercial property management experience
  • Bachelor’s degree preferred, high school diploma required
  • CPM or RPA designation (or progress towards designation) preferred
  • Experience preparing budgets, ownership reports, and CAM reconciliations
  • Proficiency with Yardi, MRI, or similar property management systems
  • Strong working knowledge of Microsoft Excel, Word, and Teams
  • Excellent written and verbal communication skills
  • Highly organized, analytical, and able to manage multiple priorities
  • Professional judgment, accountability, and a strong service mindset
  • Ability to provide professional and personal references
  • Ability to pass background check (including criminal, MVR, education) depending on role

What You’ll Do

  • Manage day-to-day operations for a portfolio of retail, office and industrial properties, ensuring high standards of performance, safety, and appearance
  • Serve as the primary point of contact for property owners, leading ongoing communication including monthly owner calls and reporting
  • Manage all tenant and vendor communications, fostering strong relationships and supporting tenant retention
  • Oversee rent collections and cash management, working closely with Accounting on AR/AP coding, approvals, and reconciliations
  • Prepare and deliver monthly financial and operational reports with accountability for accuracy, variance explanations, and compliance
  • Develop, manage, and reforecast annual operating and capital budgets; oversee CAM estimates and annual reconciliations
  • Administer leases and tenant documentation, ensuring compliance with lease terms, including defaults, certificates of insurance, and gross sales reporting
  • Coordinate vendor contracts and service agreements, including bidding, insurance requirements, and performance oversight
  • Manage minor construction projects, small tenant build-outs, and capital projects from planning through completion
  • Conduct regular property inspections and proactively identify and resolve operational, financial, or risk issues
  • Coordinate property tax reviews and appeals as applicable
  • Collaborate with internal Leasing, Accounting and Construction teams to deliver seamless service
  • Respond to after-hours emergencies as required and exercise sound judgment in time-sensitive situations

What Sets TSCG Apart

  • People-First Culture: We believe sustainable growth starts with people. Our teams are supported, trusted, and empowered to do their best work.
  • Hands-On Leadership: Our DC Metro Property Management team is under new leadership and building momentum with clear expectations, accountability, and support.
  • Relationship-Driven Approach: We prioritize long-term client relationships through execution, transparency, and follow-through—not sales pressure.
  • National Platform, Local Focus: With 20 offices across the eastern U.S., we offer the stability of scale with the agility of a local team.
  • Career Growth: We invest in professional development and offer meaningful opportunities to grow within a high-performing organization.
  • Competitive Benefits & PTO: We offer a strong benefits package and generous PTO.
  • Salary Range: 90k-110k

Leading With Purpose

Our goal is to sustain and grow a real estate services firm with a focus on long-term sustainability for our stakeholders, clients, properties, and operations. Achieving this vision requires every owner, manager, and employee to champion and uphold our Environmental, Social, and Governance (ESG) principles. These principles are integrated into all aspects of our business, from evaluating opportunities and investments to collaborating with landlords, investors, and occupier clients.
