Position Description

We are seeking an experienced, organized, and proactive Part-Time Property Manager to oversee a portfolio of approximately 10 owner-operated commercial properties located across multiple states. Our portfolio includes a mix of:

  • Corporate office facilities
  • Manufacturing locations
  • Warehouse and distribution facilities
  • Fully leased commercial properties
  • Partially leased multi-tenant properties
  • Owner-occupied business operations

This role requires a professional who can effectively manage both real estate and facility-related matters while coordinating with internal business leaders, tenants, vendors, contractors, and service providers.

Key Responsibilities

  • Oversee day-to-day management of a multi-state commercial property portfolio.
  • Coordinate maintenance, repairs, facility improvements, and capital projects.
  • Manage relationships with vendors, contractors, utility providers, and service partners.
  • Conduct periodic property inspections and recommend corrective actions.
  • Monitor property budgets, operating expenses, and vendor invoices.
  • Assist with lease administration, tenant communications, renewals, and compliance requirements.
  • Coordinate occupancy matters for owner-operated office, manufacturing, and warehouse facilities.
  • Ensure compliance with local regulations, safety requirements, and property-related obligations.
  • Maintain property records, contracts, warranties, permits, and inspection reports.
  • Support risk management initiatives and coordinate with insurance providers as needed.
  • Develop and implement preventative maintenance programs.
  • Provide regular reporting to company leadership regarding property conditions, projects, and operating performance.

Qualifications

  • Minimum 5 years of commercial property management experience.
  • Experience managing industrial, office, warehouse, and/or manufacturing facilities strongly preferred.
  • Knowledge of lease administration and tenant relations.
  • Strong vendor management and contract negotiation skills.
  • Ability to work independently with limited supervision.
  • Excellent organizational and communication skills.
  • Proficiency with Microsoft Office and property management software.
  • Valid driver's license and ability to travel periodically.

Preferred Qualifications

  • Certified Property Manager (CPM), RPA, FMA, or related designation.
  • Experience managing geographically dispersed portfolios.
  • Background in facilities management, industrial operations, or commercial real estate.
  • Familiarity with budgeting, capital planning, and compliance programs.
