What is a contract plumber?

A contract plumber is a licensed professional who provides plumbing services based on agreed contracts, rather than as a permanent employee for a single company. They are often hired by businesses, construction companies, or homeowners for specific projects, installations, or repairs. Contract plumbers typically handle tasks such as installing pipes, fixing leaks, maintaining plumbing systems, and ensuring compliance with local codes. Their work is usually project-based, and they may work independently or as part of a larger contracting firm. Hiring a contract plumber can offer flexibility and specialized expertise for both short-term and long-term plumbing needs.

What are the key skills and qualifications needed to thrive as a contract plumber, and why are they important?

To thrive as a Contract Plumber, you need strong technical knowledge of plumbing systems, building codes, and repair techniques, typically supported by a plumbing license or apprenticeship completion. Experience with tools such as pipe cutters, threading machines, and diagnostic equipment, as well as familiarity with plumbing software for job management, is essential. Excellent problem-solving skills, reliability, and effective customer communication make someone stand out in this position. These skills ensure safe, code-compliant installations and repairs while building trust and satisfaction with clients.

What are some typical challenges a contract plumber faces when working on multiple job sites simultaneously?

Contract Plumbers often juggle several projects at once, which can present challenges like coordinating schedules, ensuring all necessary permits and materials are in place, and adapting to varying site conditions and client expectations. Managing communication between general contractors, homeowners, and suppliers is crucial to keep projects on track. Staying organized and flexible, as well as maintaining up-to-date knowledge of local plumbing codes, are essential for success in this dynamic work environment.

Description:

Overview

We’re looking for a skilled and dependable Sewer & Septic Systems Specialist to join our team and help keep things flowing smoothly—literally. This role is essential to the maintenance, troubleshooting, and repair of our sewer and septic systems. If you’re mechanically inclined, not afraid of getting your hands dirty, and have a solid understanding of how underground systems work, this could be the perfect fit. Our ideal candidate is someone who can work independently or with a crew, thinks quickly in emergencies, and doesn’t shy away from a little mess.

Cook Properties is New York State’s largest owner and operator of manufactured housing communities. Our portfolio includes 100+ mobile home parks totaling 7,000 pads. We also own and manage 200,000+ square feet of commercial, retail, and office space, along with 2,000 self-storage units.

What You'll Get to Do

As a Sewer & Septic Systems Specialist, you will:

  • Diagnose and troubleshoot control panels in sewer systems
  • Troubleshoot and replace pumps at pump stations as needed
  • Perform snaking, jetting, and camera inspections of sewer lines
  • Repair and replace underground and above-ground sewer lines
  • Identify and use proper materials (fittings, piping, etc.) for each job
  • Understand components of septic systems (distribution boxes, leach fields, tanks)
  • Operate and haul excavation and plumbing equipment safely
  • Identify and mark underground utilities prior to digging
  • Work in confined spaces safely and effectively
  • Respond to overtime, emergency, and weekend calls as needed

The duties and responsibilities listed in this job description represent the major responsibilities of the position. Cook Properties reserves the right to amend or change these duties. Other duties and responsibilities may be assigned as required. This job description and any attachments do not constitute or represent a contract.

  • Strong interpersonal and communication skills.
  • Interested in working in a Property Management company.
  • Valid Driver’s license and acceptable driving record required.
  • Prior experience in sewer/septic/plumbing work preferred.
  • Availability for overtime, emergency calls, and weekend work as needed.

What We Offer

Competitive Salary: $22-25/hr Based on experience.

Comprehensive Benefits Package:

  • Medical/Dental/Vision Insurance to support your health and well-being.
  • 401(k) with company match to help secure your future.
