Job Summary

We are seeking a Realty Specialist to play a critical role in managing and supporting federal real estate acquisitions, leasing, and contract administration.

The Realty Specialist Team performs a full range of complex contracting/leasing functions including, but not limited to, acquisitions, renewals, terminations, construction management, purchases, dispositions, and other space related tasks to Government entities requiring space for general administrative as well as unique operational needs. The Realty Specialists will oversee and manage multiple portfolios of commercial and/or residential real estate properties, build relationships with all Government space users (ex. Program level, Field Office level and End User) to solve any occupant related problem or space use need quickly and comprehensively that may arise and manage projects working alongside Contracting Officers to provide solutions for space requirements by Government entities needing overt or law enforcement sensitive (LES) non-public space.

This position will be fully on-site (5 days) in Huntsville, Alabama

Key Responsibilities:

  • Assists in the administration and management of single or multiple projects. 
  • Provides administrative support with client specific systems, and all excel trackers to include rent calculations.
  • Contributes to success of the project/projects and ensures goals and standards are successfully implemented. 
  • Serves as the liaison to senior level consultants, government, and outside representatives. 
  • Works independently to contribute to deliverables and perform project activities; may lead moderately complex efforts. 
  • Contributes ideas to address mission requirements, contributes to project management plans, and works to adhere to project schedules. 
  • Takes a lead role in producing project deliverables. 
  • This position facilitates and coordinates tasking at the team level through communication to leadership and more junior level personnel and while engaging in the creation of deliverables or work products.

Preferred Experience: 

  • Cradle-to-grave experience with Real Estate procurements including experience demonstrating:
    • Real estate principles, concepts and practices as well as an expert level understanding of the real estate market
    • Knowledge of a range of U.S. Government (FAR and GSAM) and / or private sector contracting rules, regulations, and procedures relating to real estate procurement, administration and disposal of real property
    • Knowledge in lease acquisition methods including existing and new construction
    • Skills to analyze and resolve complex conflicts in policy and program objectives and/or problems in transactions involving real estate negotiations
    • Knowledge of standard building management practices and techniques to affect the determination or coordination of (1) the adequacy of environmental control systems such as air, electrical, heating, and fire prevention; (2) the cost of operating a building; (3) the feasibility of providing services; and (4) compliance with regulations such as those relating to proximity to flood plains, historic preservation, green leasing and environmental issues
    • Knowledge of standard commercial or residential construction, maintenance, and repair practices to sufficiently determine the reasonableness of costs for routine construction, rehabilitation, and repairs, as coordinated and obtained from technical experts in those fields, or to evaluate routine work performed by management brokers and real property management agents

Required Qualifications:

  • A Bachelor’s degree from an accredited university or college.
  • Four (4) years of experience 
  • Active Top Secret Security Clearance
