Job description

The Project Manager is responsible for planning, coordination, and control of building/renovation construction projects from inception to completion. Ensure that clients' needs for project functionality and standards are met. Manages project schedule and project budget. Oversees hiring of designers, trade contractors and vendors. Oversees contracts with designers, contractors and other project-related vendors and manages their payments. Archives and maintains construction documents.

Primary Responsibilities

  • Programming and scope development and estimating
  • Develop construction scope, budget and schedules with input from stakeholders.
  • Ensure scope, schedule and dollars are aligned. Make adjustments as necessary.
  • Estimates cost of construction and improvements for early iterations of design.
  • Reviews and approve designer cost estimates.
  • Oversees production of front end bid documents and works with the designers, vendors to prepare bid packets.
  • Creates front end for bidding.
  • Evaluate bids for completeness. Participates in pre-construction meetings and bid openings to ensure designer and contractor contracts are executed and the NTP is issued. Review and approve designer bid documents for bid awards.
  • Construction Administration
  • Oversee bidding, budgets, schedules, construction, close-out and warranty of construction projects.
  • Evaluate the need for changes to the design and change orders.
  • Facilities coordination with physical plant to ensure smooth transition between new and existing building systems.
  • Oversee the assembly record documents and operation and maintenance manuals.
  • Oversee project budgets for all capital improvement. Monitors and processes pay requests, change orders, fee amendments, and other invoices.
  • Perform construction project accounting, including spreadsheets, auditing, recording and data tracking, reconciling state and local project budgets and creation of reports. Monitor, analyze and make recommendations for budgetary improvements, and transfers between project budgets for efficiency of budget allocations. Creates encumbrance transactions and verifies state capital appropriations.

Knowledge, Skills, and Abilities

  • Knowledge of construction processes: change orders, close-out, schedules, plan reading, amending, and specification interpretation.
  • Knowledge of building systems: HVAC, electrical, plumbing, building envelope, finishes, structures, site work, low-voltage systems, life safety, specialty equipment, millwork, etc.
  • Knowledge of planning and architectural/engineering studies, requiring understanding of schedules & design and construction.
  • Proficient with designer and contractor agreement, design and construction budget, and pay request, retainage, and budget closeout tracking.
  • Proficiency with AutoCAD, MS Project, MS Word, Excel, Outlook.

    Minimum Qualifications

  • Bachelor's degree in Architecture, Engineering, Construction Management or related field.
  • A minimum of four years of experience involving project management.

Physical Requirements:

  • Sedentary Work: Exerting up to 10 pounds of force occasionally and/or a negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects.
