Superintendent (SP)

Job Title: Superintendent

Department: Field Operations

Division: Commercial & Residential


POSITION SUMMARY

This position demands both administrative and field performance related to the coordination and oversight of projects to ensure timely and effective process development and completion. These tasks include, but are not necessarily limited to, the following:

DUTIES AND RESPONSIBILITIES

  • Oversee and direct construction projects from conception to completion, ensuring that projects are completed per Contract Documents within time and budgetary constraints.
  • Ensure quality construction standards and the use of proper construction techniques, materials, equipment, and workforce in general.
  • Must resolve problems that arise due to inclement weather, emergencies, or other issues that may cause delays.
  • Inspect construction sites to prevent potential damages and accidents and ensure that proper procedures are being carried out.
  • Inspect and review projects to monitor compliance with building and safety codes and generate daily logs in Buildertrend.
  • Negotiate contract revisions, changes, and additions to contractual agreements with suppliers and subcontractors.
  • Study contract documents to determine appropriate construction means and methods.
  • Ensure that the activities move according to schedule and update the Schedule in Buildertrend.
  • Ensure that “as-built” drawings are prepared as needed on a daily basis by all trades during the construction period.
  • Ensure all required municipal and third-party inspections are performed on time.
  • Coordinate the efforts of all parties involved in the project – consultants, subcontractors, and employees.
  • Develop effective communications and mechanisms for resolving conflicts among the participants.
  • Ultimately responsible for the performance outcome of the team members.
  • Gather information and verify any potential change orders, including those that emanate from subcontractors.
  • Responsible for submitting manuals and warranty documentation used at the job site to the Project Manager.
  • Provide any basic training that team members need and report if any additional training is needed.
  • Ensure and enforce the use of Personal Protection Equipment (PPE), OSHA, and CDC Requirements at all job sites.
  • Perform periodical inspections of tools and equipment being used at the job sites by Subcontractors and Colmex personnel.
  • Responsible for the proper maintenance of the designated company vehicle.
  • Provide and ensure access to Buildertrend to the Subs.
  • Responsible for achieving substantial completion and Certificate of Occupancy.

  • Punctual and demonstrates constant care to avoid assessment of liquidated damages.
  • Demonstrate basic knowledge of building codes compliance, life safety standards, and green building principles.
  • Meet work standards by following production, productivity, quality, and customer-service standards; resolving operational problems.
  • Meet cost standards by monitoring expenses and implementing cost-saving actions.
  • Must be Certified with OSHA 30
  • At least 2 years of extensive experience as a Superintendent in the commercial and residential sector

WORK CONDITIONS:

  • Physical ability to lift and carry at least 50-pounds
  • Able to bend and crawl in tight spaces.
  • Willing to work in both unconditioned and conditioned environments.
  • Travel to different sites, and off-site locations will be required.
  • Must be able to work some evenings and weekends.
  • Ability to visit construction work sites, including walking and maneuvering on uncompleted floor surfaces, among construction materials and debris, and climbing stairs and ladders.
