Job Duties and Responsibilities

Maintain, control, and preserve the architectural integrity and asset value of critical infrastructure to meet the highest company standards. This includes the oversight of regularly scheduled facility inspections, building/electrical construction and maintenance, HVAC, Building Management Systems (BMS), fire & life safety, and regulatory compliance.

Key Responsibilities:

  • Subject Matter Expert (SME): Act as the primary lead for the BAS/BMS to remotely monitor, control, and optimize HVAC, lighting, and air quality systems in real-time
  • Design electrical and controls installations, including controller/device mounting, I/O and communications wiring, and the construction of controller logic from drawings and sequences of operations
  • Construct BMS graphics to represent installations and alarm notification schemes; provide significant operational data and project reports to senior management on a timely basis
  • Perform necessary maintenance and repairs on electrical and BMS controller hardware and ancillary equipment (relays, thermistors, etc.) in a craftsman-like manner
  • Oversee preventative and predictive maintenance for chillers, boilers, AHUs, VAV boxes, pumps, motors, and CRAC units to maintain occupational and working environments
  • Analyze data trends to reduce energy consumption, adjust setpoints, and tune control loops for maximum efficiency
  • Diagnose complex mechanical, electrical, and controls problems, determining the root cause and the best course of action (repair vs. replace)
  • Draw in AutoCAD or Blue Beam to support facility modifications and new product analysis
  • Order controller hardware, software, conductors, and computer hardware necessary to support site installations
  • Create concise documents to support the need for replacing BMS equipment and assist in planning capital expenditures for infrastructure upgrades
  • Contractor Supervision: Negotiate service contracts, create bid specifications, and supervise external contractors for specialized services
  • Ensure all systems meet EPA, OSHA, and local building codes, including fire suppression and pressure vessel inspections
  • Represent the site at internal and external meetings and communicate critical information to senior management
Skills, Experience and Requirements

Education and Experience:

  • Bachelor’s Degree in Engineering, Facilities Management, or equivalent
  • Minimum of 5+ years’ experience in BMS and Electrical design, installation, and operation, preferably within a critical facility environment
  • 5+ years of experience troubleshooting Schneider Electric I/A Series (BACnet, Modbus, LONworks, EBO) and CMMS (Computerized Maintenance Management Systems), Tridium, Niagara Framework (N4, AX, R2) is a plus, iNET, Honeywell

Skills and Qualifications:

  • Strong knowledge of Direct Digital Controls (DDC) and their electrical interface with commercial mechanical equipment
  • To convert engineering units and apply common formulas to perform necessary calculations
  • Ability to read and interpret documents such as blueprints, controls drawings, safety rules, operating and maintenance instructions, and procedure manuals
  • Extensive experience in the programming, commissioning, and trouble-shooting of field-level controllers. (ALC, Schneider Electric I/A series and Ecostruxure series, Honeywell) Software & Protocols
  • WebCTRL hardware and block programming certification desired. Proficiency in AutoCAD, Blue Beam, and standard office applications (Databases, Word, Excel, Google)
  • Electrical/HVAC: Journeyman Electrician or HVAC License desired
  • EPA Section 608 Universal Technician license desired
  • Professional: CFM or FMP certifications are highly preferred
  • Normal office and construction environments, with occasional work near moving mechanical parts, high precarious places, or outdoor weather conditions
  • Physical Ability: Must be able to lift 50 pounds and sit, stand, crawl, or climb ladders for extended periods
  • Ability to work occasional weekends or evenings; on-call availability for 24/7 emergency response to facility incidents
  • Travel required
