Job description

Construction Project Manager

Our client is seeking an experiencedConstruction Project Managerto oversee the development, implementation, and close-out phases of large scale high-rise residential projects. This role involves managing the full lifecycle of construction projects, ensuring all contractual, schedule, cost, quality, and communication requirements are met. This role will be with a dynamic residential Developer in Toronto, known for delivering exceptional master planned communities with a focus on quality, innovation, and collaboration. Key Responsibilities:

  • Development Phase: Coordinate design consultants, manage the tender process, and finalize contracts with consultants and contractors.
  • Implementation & Execution: Administer contractual documentation, handle contract administration, and oversee change management.
  • Project Close-Out: Ensure proper documentation for project closure, including archive and historical data.
  • Time & Cost Management: Monitor project schedules, manage cash flow, and track budget performance.
  • Quality & Risk Management: Maintain project documentation, ensure compliance with quality standards, and manage risk related to unforeseen conditions and insurance requirements.
  • Procurement & Contract Management: Oversee procurement procedures, issue tender bids, manage change orders, and administer contracts, subcontracts, and purchase orders.

  • Communication: Liaise with consultants, contractors, and stakeholders, prepare meeting minutes and status reports, and manage project communication platforms.
  • Team Management: Foster collaboration among the project team, including consultants, contractors, and stakeholders.

Key Qualifications:

  • Education: Post-Secondary degree/diploma in Construction Management, Architecture, Engineering or related field (or equivalent experience).
  • Experience: Minimum of 5 years of experience in high-rise residential construction, with expertise in CCDC contract administration in the Toronto GTA.
  • Skills: Strong computer skills (Microsoft Office 365, MS Projects, Procore, Bluebeam), excellent written/verbal communication, organizational, interpersonal, and contract negotiation skills.
  • Additional Assets: Familiarity with Provincial lien acts and experience with high-rise residential projects is preferred.
