This role will be located at one of Discovery Land Company's Condominium locations in Palm Beach, FL. We are seeking a full-time, year-round Director of Marketing to join the Marketing Department.

Job Summary:

The Project Marketing Director works with Discovery's Corporate Marketing team as an on-the-ground marketing lead in Palm Beach, FL, helping to develop and execute the property's sales and marketing program. This person will lead day-to-day marketing efforts at the property level and work closely with the sales team to support the sales process from a marketing perspective.

This role requires expertise in marketing strategy, well-developed cross-departmental project management and sales skills, excellent writing and communication skills, attention to detail, exemplary organizational skills, discipline and creativity, and a desire to be part of a fast-moving, entrepreneurial team. Candidates must have the ability to handle multiple tasks simultaneously, balance a variety of roles within the organization, and be able to establish and foster effective working relationships with internal teams, prospects, and the local community. Additionally, this role requires demonstrated experience leading and executing marketing efforts for a luxury high-rise residential community.

Duties & Responsibilities:

  • Establish bestpractice lifecycle frameworks for our highrise segment and translate them into a clear, actionable roadmap. Identify opportunities to improve customer experience and drive measurable impact across each lifecycle stage.
  • Provide brand and marketing expertise across DLC and property initiatives, including collateral development, public relations, media outreach, communications, event planning, and overall presentation.
  • Lead Club communications strategy and execution, with an emphasis on storytelling, member engagement, and consistent brand voice across all touchpoints.
  • Develop and manage PR initiatives, including media relations, press releases, partnerships, and strategic exposure to elevate property visibility and reputation.
  • Create compelling marketing narratives and early-stage storytelling to position developments effectively from pre-launch through sellout.
  • Responsible for creating communications supporting sales and marketing initiatives, including brochures, presentations, email campaigns, and digital content.
  • Support high-level writing and communication projects across marketing, PR, and sales channels.
  • Conduct market research, gather insights, and contribute to strategic planning, particularly for luxury high-rise and condominium developments.
  • Develop comprehensive marketing plans and corresponding budgets aligned with sales goals, including strategies specific to selling condominium units and pre-construction inventory.
  • Collaborate closely with sales teams and traditional real estate development partners to drive engagement, align messaging, and implement effective sales strategies.
  • Bring traditional real estate sales and marketing experience, with a strong understanding of developer partnerships and the sales lifecycle.
  • Utilize technology and digital tools to support sales efforts, particularly in selling from plans versus physical homesites (e.g., virtual tools, CRM systems, digital presentations).
  • Project manage the creation and execution of print and digital marketing assets, ensuring brand consistency and high-quality output.
  • Manage CMS and listing inventory on the property website, ensuring accuracy and timeliness of available units and content.
  • Coordinate photography, videography, and media production to support marketing, PR, and sales initiatives.
  • Oversee social media strategy and execution, aligning with broader PR and marketing campaigns.
  • Provide onsite support and coordination for corporate-led events, media activations, and sales experiences.
  • Oversee inventory and assets for digital sales tools and resources, ensuring teams are equipped for effective client engagement.
  • Manage CRM input and reporting dashboards; analyze data to inform sales strategy and optimize marketing performance.
  • Lead development and execution of new product launch materials and campaigns.
  • Evaluate and adapt marketing strategies as the property transitions through different lifecycle stages.
  • Perform additional marketing, PR, and communications duties as needed.

Skills & Qualifications:

  • Bachelor's degree with a focus on business and marketing preferred.
  • Minimum of 8 years in marketing, representing high-end luxury properties or relevant industry. Experience partnering and/or working with Sales teams a plus.
  • Proven experience in sales-focused marketing is required, including developing and executing strategies that directly support sales performance.
  • Demonstrated experience executing marketing initiatives for a luxury high-rise or condominium community is required.
  • Computer literate in Microsoft Office (PowerPoint, Word, Excel), and Adobe Creative Suite (InDesign, Illustrator, Photoshop) as well as Apple products and services.
  • Track record of producing and presenting marketing assets in a fast-paced and agile environment
  • Bilingual proficiency is a plus.
  • Knowledge of construction, architecture and design a plus.

  • Ability to meet the physical demands of the position including, but not limited to, working indoors and outdoors in all weather conditions, standing, walking, and moving for periods of greater than eight (8) hours, and lifting and carrying items sometimes greater than fifty (50) pounds.
