Job description

We are looking for a customer-driven Condominium Property Manager to join the CIE Property Management & Consulting team!

CIE provides condominium property management and consulting services with a wide range of clients. They are a technology-forward company with an intense focus on organizational efficiency, proactive customer service and concierge-level services.

This role will be responsible for managing and overseeing the daily operation of a portfolio of properties within Guelph, North Halton, and area.

Compensation:
$60,000 - $70,000 + Benefits + Education Allowance

Hours of Work:
9:00am - 5:00pm, Monday to Friday (40 hours a week)
Evenings and weekends on occasion will be required.

Responsibilities
  • Develop a good working relationship through regular and proactive communication with owners and trades.
  • Direct and supervise superintendents, cleaners, security officers and other onsite personnel.
  • Create, present and manage the budget for the Condominium Corporation, including Capital Expenditures, with P&L responsibility.
  • Chair the Board of Directors meetings, both annual AGMs and on a monthly/quarterly basis.
  • Prepare AGM packages and reports for Board of Directors Meetings.
  • Prepare recommendations for repairs and coordinating with the trades to complete. 
  • Ensure maintenance standards through personal inspections of both interior and exterior of property and projects.
  • Ensure the Condominium Corporation property meets the Occupational Health and Safety Act and other applicable legislation.
  • Ensure Condominium Corporation's insurance policy is renewed in a timely manner.
  • Ensure all maintenance logs and checklists are kept up-to-date.
  • Compose and process various documents, reports and correspondence to unit owners, residents/tenants, Board of Directors, and Contractor's/Service Providers.
  • Ensure timely collection of Common Element Fees from unit owners, including outstanding arrears.
  • Keep tight control on expenses to remain within budget targets and profit goals.
  • Check emails, correspondence, faxes and answer or forward as required.
  • Work closely with the CEO to obtain direction and report back as needed.
  • Other tasks as required.

Requirements
  • Licensing: Must hold a valid CMRAO Limited or General License.
  • Experience: 2+ years of experience in Condominium Property Management.
  • Tech Proficiency: Comfort level with Buildium (or similar ERP) and the Microsoft Office Suite.
  • Communication: Exceptional written and verbal skills; you can navigate a difficult Board meeting with professionalism and poise.
  • Mobility: A valid Driver's License and reliable vehicle for site visits throughout the Halton Region.
