We are looking for an experienced maintenance supervisor to build and lead a team at a brand new luxury apartment community that just opened in the Avon/Brownsburg area. Exciting opportunity for joining a great team on a great property. MAINTENANCE SUPERVISOR JOB DESCRIPTION

REPORTS TO:PROPERTY MANAGER FLSA STATUS:Non-exempt

OVERVIEW

The MAINTENANCE SUPERVISOR is responsible for the overall upkeep and maintenance of the Apartment Community. The purpose of the maintenance supervisor is to maximize the efficiency of the maintenance staff, minimize expenses wherever possible, and protect the Owner’s property. The MAINTENANCE SUPERVISOR is responsible for the overall condition of all facilities and grounds associated with the Apartment Community. The MAINTENANCE SUPERVISOR will also be knowledgeable of and responsible for all OSHA and safety requirements associated with maintaining the Apartment Community.

DUTIES AND RESPONSIBILITIES

Conduct all business in accordance with Crestline policies and procedures. OSHA Regulations, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws.

FINANCIAL
  • The MAINTENANCE SUPERVISOR will assist the Property Manager in developing an annual budget for all maintenance expenses for the Apartment Community.
  • Responsible for ensuring that maintenance expenses, including contracted maintenance work, is done within budgeted and approved guidelines.
HUMAN RESOURCES
  • In concert with the Property Manager, will hire, train and motivate all maintenance, cleaning and grounds staff.
  • In concert with Property Manager, provide feedback to all maintenance, cleaning and grounds staff.
  • Establish daily and longer term goals and work schedules for maintenance staff. Ensure maintenance staff is punctual and efficient in their responsibilities.
SAFETY
  • Reports all liability and accidents to the Property Manager immediately.
  • Maintain equipment and maintenance procedures in accordance with OSHA regulations and company policy.
  • Maintain a comprehensive MSDS book on site.
  • Ensure safe storage of all flammable materials in approved containers.
ADMINISTRATIVE/OFFICE
  • Responsible for collection of all maintenance service requests from office staff, and ensuring prompt and thorough completion of service requests.
  • Completed requests should be returned to office staff promptly, with a full description of work completed.
  • Responsible for delivery of notices, newsletters, flyers, etc. at the Property Manager’s discretion.
RESIDENT RELATIONS
  • Maintain a positive customer service attitude in all interactions with other staff, residents, prospects and contractors.
  • Inspections of all make ready apartments prior to move in, and a full inspection and report after move out.
  • All residents and their property will be treated with respect. Any apartment entered for a maintenance request will be left in a condition that is as clean as or cleaner than before entry.
  • Resident interaction will always be handled in a professional manner. Socialization, rumors, gossip, or talk about other residents should never happen.
  • A professional appearance will be maintained at all times in dress and personal cleanliness.
MAINTENANCE
  • Physically walk and inspect community on a daily basis; check all vacant apartments on a weekly basis.
  • Updates make ready status of any turnover units with Property Manager on a daily basis.
  • Supervise all outside contractors on property, ensuring their work is done to our satisfaction.
  • Maintain property cleanliness and curb appeal. Ensure trash collection areas are inspected frequently and kept clean.
  • Create and adhere to a preventive maintenance program for the Apartment Community. This shall include periodic inspections of all apartments for water intrusion, cleanliness, operational smoke alarms, filter changes and any general maintenance. Communicate any lease violations found to Property Manager.
  • Responsible for providing own tools for common repairs. The Apartment Community will supply specialty tools for unusual repairs unique to the Apartment Community.
  • Maintain an appropriate inventory of supplies with respect to budget and property size and needs.
MARKETING/LEASING
  • Professional interaction and appearance is important at all times for interactions with prospective residents.
  • Cleanliness of leasing area, emptying trash cans, curb appeal at leasing office, power washing of buildings and entry ways, are all vital to the leasing process.
Additional Requirements
  • Attendance is an imperative job function.
  • Employees must fulfill the performance standards of this position and comply with policies, rules and procedures of the company, including those set out in the Employee Handbook or otherwise communicated (verbally or writing) to employees.
QUALIFICATIONS

Position prefers 3 years’ experience in on-site property maintenance; 1 as maintenance supervisor. Must have background in supervision and successful track record of accomplishments.

Work Hours:Full time hours- hourly position. Must be available to be on call on a 24/7 basis, or a rotating basis depending on maintenance staffing.

DRIVING/TRAVELING REQUIREMENTS
  • Frequent need (20% to 25% of the time) to utilize personal transportation to inspect apartment community and surrounding neighborhood, make trips to the back and visit the corporate office.
  • Occasional use of golf cart may be necessary.
  • Must have valid driver’s license and automobile insurance.
