Job description

As a trusted national architecture/engineering/construction consulting firm, Marx Okubo works with real estate owners, investors and lenders—at every point of the property lifecycle—to evaluate their building projects, solve complex challenges and implement tailored solutions. We're building our project team in our Southeast region, seeking a Senior Associate Registered Architect that can be located in one of the following metro areas – Atlanta, Orlando, or Miami

Our work covers most commercial building types, including office, retail, industrial, hotel/hospitality, and multi-family; focus on industrial and commercial (office, high rise multifamily) structure. A Senior Associate is a registered Professional Architect and is responsible for understanding all aspects of a project relative to its scope, technical accuracy, potential risk, and client requirements.

Essential Functions 

Review and analyze building construction and condition 

Conduct, document, and analyze physical inspections of commercial properties to evaluate their condition and remaining useful life of systems.  

Inspect structural components, roofing, HVAC, plumbing, electrical systems, exteriors, and site work. 

Take photographs of representative systems, deficiencies, and deferred maintenance. 

Analyze maintenance records, fire inspection reports, and occupancy certificates 

Review and analyze project documents including drawings, specifications, contracts and budgets 

Prepare formal reports per client and firm specifications, including comprehensive PCRs, detailing findings, immediate repairs, and reserve funding requirements

Build relationships and develop business 

Travel as needed, locally and to sites across our Southeast region, 30-50% 

Qualifications, Skills and Experience 

Bachelor's degree or Masters in Architecture or Engineering

Registered as a Professional with NCARB or PE licensure

Minimum 15 years' industry related experience at an architecture firm or similar consulting firm

Technical level of understanding of building types in order to perform services of the organization with limited supervision 

Five years of demonstrated experience inspecting and assessing building systems and components or closely related forensic work involving remediating issues in the built environment including:

• Property Condition Assessments (ASTM E2018) 
• Facility Condition Assessments 
• Reserve studies and capital planning 
• Building enclosure and roofing evaluations 
• Forensic investigations 
• Accessibility reviews (ADA/FHA) 
• Commercial real estate consulting 
• Institutional investor or lender-related due diligence work 

Technical level of understanding of building types 

Solid understanding of various building materials and methods 

Knowledge of construction contract types and forms 

Strong technical skills in commercial construction a must, including state and regional codes 

Working knowledge of accessibility standards (FFHA and ADA) desirable 

Construction administration experience is helpful

Strong communication and problem-solving skills to support clients in understanding building condition, risk exposure, deferred maintenance, and capital planning implications

Leadership experience and qualities are desirable, including:

• Collaborate with multidisciplinary internal teams and specialty consultants 
• Provide technical guidance and mentorship to junior staff as appropriate 
• Support a culture of professionalism, accountability, collaboration, and continuous improvement 
• Continue developing technical expertise, consulting effectiveness, and industry knowledge 

Ability to work under deadlines in a fast-paced environment  

High-level organizational, time management, communication and collaboration skills  

Proficiency in Revit and AutoCAD

Proficiency in Bluebeam and Box, and knowledge of Plan Grid

Willingness to travel 30-50% locally and regionally 

Physical Requirements

Candidates should have the ability to:

Move through construction and existing building sites over rough terrain

See and respond to dangerous situations

Respond quickly to sounds

Ascend and descend ladders and stairs

Move safely through confined spaces and narrow paths

Work in outdoor weather conditions or unconditioned areas

Operate a computer and other related office equipment, and possess visual acuity to read information from printed sources and computer screens

Lift up to 40 pounds (ladders)

Travel approximately 30-50% of the time both in and out of state
