Job description

Position Summary:

Seeking an experienced Project Manager with current construction industry-related work experience, preferably in Public Works or with a General Contractor. The Project Manager is responsible for driving the project to completion on time, within budget, and to the highest quality standards. The Project Manager has primary responsibility for ensuring the day-to-day integrity of all project management duties with the assistance of the Project Lead Supervisor. This hands-on role will also provide on-going project support to all functional areas of the business.

Essential Duties and Responsibilities

  • Project Management:
    • Budget and Schedule of Values: Utilize bid estimate to generate internal project budget by cost codes and SOV for Owner contract.
    • Scheduling: Create and maintain master schedule for projects assigned, maintain 3 week look ahead schedule, provide and facilitate communication between FRC crew, management, subcontractors, suppliers, architects, construction management, and owners.
    • Prepare subcontractor scope sheets for subcontractor contract issuance.
    • Assist with Submittal Schedule preparation. Establish critical dates for the submittal log such as submit by date and lead times. Consult with the Project Admin and/or Project Lead Supervisor to establish and finalize all important dates/deadlines.

    • Review Submittals against Specifications for the project and determine completeness. Review and revise as requested and maintain timely completion of submittals to ensure procurement of supplies as needed.

    • Maintain and manage all project Change Event, Potential Change Orders, Subcontractor Change Order details in Procore to ensure all changes to the project are captured and processed accordingly, either internal or external. Ensure timely payment processing as needed.

    • Maintain and manage all project management documentation, such as RFIโ€™s, etc. in Procore. Weekly review, coding, and approval of invoices and credit card receipts. Prepare monthly billing to the owner for payment processing. Prepare and execute all required signatures to ensure timely payment processing. Monthly review of subcontractor invoices for approval and payment processing. Utilize T&M tags to track time and material costs to bill the owner as needed and/or requested. Process and prepare project punch list and closeout items.

    • Manage and track changes throughout the course of the project. Regular review budget vs actual costs on the project to identify any issues timely.

    • Estimation and Bidding: Read and understand plans, scope, and specs to provide estimate used for project bids. Estimate self-performed scopes, solicit bids from subcontractors, and develop accurate bid estimates that include complete scope of the project.

    • Perform constructability review throughout the estimate process as needed.

    • Utilize Procore Construction Management Software to process all project items including, but not limited to the below:

      • RFIs, Submittals, Observations, Photos and Safety Documentation
      • Change Events, Prime Contract, and Commitment Change Orders
      • Monthly Prime Contract and subcontractor billings
      • Schedules and Daily Reports
  • Leadership:
    • Lead project team meetings, facilitate communication between FRC crew, management, subcontractors, suppliers, architects, construction management, and owners.
    • Communicate changes to the project plan and timelines, along with project risks or issues, ensuring the project is tracking to budget and scheduled completion dates.
    • Oversee the quality of work performed by subcontractors or internal team members. Address and correct issues in a timely manner.
    • Assess staffing requirements during each phase of the project and work with Project Supervisor to secure needed resources timely.
    • Submit weekly timesheets for all FRC, Inc. staff working on assigned projects as needed.
  • Safety / Training
    • Knowledge of all safety guidelines and procedures as outlined in the FRC safety handbook.
    • Include job site hazard inspections on master project schedule and correct hazards observed immediately.
    • Attend yearly training as required by FRC, Inc and complete and certification on equipment as needed.
