Schedules can vary based on store traffic, sales events, and seasonal demands, so flexibility is highly valued. Many commission-based roles may also require you to stay longer during busy periods to maximize earning opportunities, as your income depends on meeting or exceeding sales targets. What are the key skills and qualifications needed to thrive in the Commission Retail position, and why are they important?

To thrive in Commission Retail, you need strong sales skills, customer service expertise, and a solid understanding of the products you’re selling, often obtained through on-the-job training or previous retail experience. Familiarity with point-of-sale (POS) systems, inventory management software, and sometimes basic CRM tools is helpful. Exceptional communication, resilience, and the ability to build relationships will help you stand out in a competitive retail environment. These skills are crucial for meeting sales targets, earning commission-based income, and providing excellent customer experiences.

What is a Commission Retail job?

A Commission Retail job is a sales position where employees earn a percentage of the sales they generate in addition to or instead of a base salary. The commission structure varies by employer and can be based on individual sales, team performance, or store revenue. This type of job rewards strong sales skills and customer service, as higher sales lead to higher earnings. Commission-based roles are common in industries like fashion, electronics, and automobiles.

What jobs pay $4000 a week without a degree?

In commission-based retail roles, high earnings of $4,000 or more per week are possible for top performers who generate significant sales, such as luxury car sales agents or high-end jewelry salespeople. Job description

Company Overview We are a premier, regional real estate owner-operator of small apartment communities throughout Colorado, established in 2012. We operate in a dynamic, non-corporate environment where initiative is expected, adaptability is essential, and impact is visible. Our team members gain direct exposure to operations, decision-making, and problem-solving-building skills quickly and seeing the results of their work in real time.

Our mission is simple: deliver a quality living experience for residents, strong returns for investors, and a collaborative, high-performance culture for our team.

Position Overview The Portfolio Leasing Sales & Marketing Manager is a key driver of occupancy across a dynamic 300+ unit multifamily portfolio. This is a centralized, high-velocity sales role designed for a consultative closer, rather than an administrative order-taker.

The selected candidate will own the entire prospect lifecycle: proactively converting inbound leads, executing outbound follow-ups, conducting high-impact property tours, and closing leases. If you are a performance-driven professional motivated by uncapped commissions and a competitive leaderboard, this role offers a direct path to maximize your earning potential.

Key Responsibilities As the Centralized Portfolio Leasing Specialist, you will...

  • Manage the Sales Funnel: Drive the end-to-end leasing process across multiple communities, tracking and optimizing lead-to-tour and tour-to-lease conversion metrics.

  • Execute Outbound Follow-Ups: Actively manage the database to nurture warm leads, overcome objections, and move prospects through the pipeline.

  • Proactive Market Outreach: Implement local marketing, B2B networking, and grassroots campaigns to generate organic traffic and capture passive prospects.

  • Facilitate Property Tours: Travel across the local portfolio to conduct dynamic, value-based property tours tailored to prospect needs.

  • Optimize Listings: Audit and manage property presence across various Internet Listing Services (ILS) platforms to maximize inbound lead volume.

  • Compliance & Onboarding: Process applications, run background screenings, execute legal lease agreements, and handle renewals in compliance with Fair Housing laws.

What We're Looking For Qualifications:

  • 1+ years of quota-driven sales/marketing experience with a documented track record of meeting closing targets (experience in commission retail, hospitality, or leasing preferred).

  • Sales Acumen: A natural closer with an extroverted personality, strong financial motivation, and a drive to exceed monthly goals.

  • Pipeline Literacy: Proficient in data-driven sales workflows, including lead management, outbound follow-up cadences, and consultative qualification.

  • Adaptability: Ability to shift environments quickly to support changing portfolio and property needs.

  • Tech-Savvy: Proficient in modern CRM platforms, property management systems, and the MS Office Suite.

What We Offer Compensation & Benefits:

  • Earning Potential: Realistically expect total annual compensation between $65,000 to $75,000+ (Base Salary + Commissions)

  • Base Pay: A stable salary base of $45,000 - $52,000 annually based on documented sales experience.

  • Incentives: A robust, performance-tied leasing commission structure built to reward top closers.

Employer-supported benefits for full-time team members, available after 90 days of employment, including:

  • Medical, Dental, and Vision benefit plans with employer contributions (60% contribution).

  • Paid time off to support rest, renewal, and a healthy work-life balance.

  • Generous apartment discounts to support convenient and affordable living within our communities.

  • Hands-on training and ongoing mentorship designed to build confidence, strengthen skills, and support long-term success.

  • A supportive, team-oriented environment that values collaboration, accountability, and continuous development, where individual contributions are recognized, and success is shared.

Location & Requirements

  • Based out of a central office in the South Denver Metro area, with regular travel to communities across the local portfolio.

  • Typical schedule: Tuesday-Saturday, 9 AM-6 PM, with flexibility as needed.

  • Valid driver's license, auto insurance, and reliable transportation required.

  • Background check required upon offer.
