What is a commission home inspector?

Commission home inspectors are professionals who assess the condition of residential properties, usually as a prerequisite for real estate transactions. They are typically paid on a commission basis, meaning they earn a fee for each inspection rather than a fixed salary. Their primary role is to evaluate aspects such as the structure, roofing, plumbing, electrical systems, and overall safety of a home. After their inspection, they provide a detailed report highlighting any issues or potential problems. This helps buyers and sellers make more informed decisions during the home buying or selling process.

What are the key skills and qualifications needed to thrive as a commission home inspector?

To thrive as a Commission Home Inspector, you need a solid understanding of building systems, construction standards, and local codes, typically supported by relevant certifications or licenses. Familiarity with inspection software, digital reporting tools, and moisture or electrical testing instruments is also crucial. Strong attention to detail, effective communication, and customer service skills help inspectors build trust and clearly explain findings to clients. These skills ensure accurate assessments, clear reports, and satisfied clients, which are vital for success and repeat business in the home inspection industry.

What are some common challenges faced by commission home inspectors, and how can they be managed?

Commission Home Inspectors often face challenges such as fluctuating workloads due to seasonal real estate trends and the need to maintain objectivity under client or agent pressure. Managing these requires strong time management skills, continual professional development to stay updated on local building codes, and clear communication with clients to set expectations. Building a strong reputation for thoroughness and integrity can help inspectors secure repeat business and referrals, which can stabilize income over time.

How much does a commission home inspector get paid per inspection?

Commission home inspectors typically earn between $50 and $200 per inspection, depending on factors such as location, experience, and the complexity of the property. Many inspectors also earn additional income through related services or certifications, and some work on a fee-per-inspection basis rather than a fixed salary.

Is a commission home inspector a good side hustle?

A commission-based home inspector can be a viable side hustle for those with relevant certifications and inspection skills, as inspections often occur on weekends or flexible hours. However, income depends on the number of inspections completed and local demand, making it important to consider certification requirements and time management. It can be a profitable supplement if properly managed alongside other commitments.

Job description

Compensation
  • Commission-only structure, paid per closed and installed job
  • Self-Gen rate up to 20% when you set and close your own appointment (half-rate applies on jobs where MLI radiant barrier isn't part of the contract)
  • Setter and Closer commission splits available if you prefer to specialize as you grow
  • Average reps close 2–3 sales per 150 doors knocked — top performers routinely earn six figures
About UsHome Energy Pros (HEP) is a door-to-door home services company based in Fort Wayne, Indiana, helping homeowners lower their energy bills and improve their home's health and efficiency. We sell and install MLI radiant barrier insulation, solar attic fans, mold remediation, whole-home water filtration, and air purification systems. We've built our own in-house sales training system — The Door Standard — and we invest heavily in developing our reps into top-tier closers, not just canvassers.
Job SummaryWe're looking for a driven D2D Sales Representative to join our Fort Wayne team. This is a flexible, all-in-one sales role — you'll knock doors, set your own appointments, and run the in-home presentation and close yourself. You don't need to have sold home energy products before, but you should have some background in sales, canvassing, or customer-facing work and a genuine hunger to learn a proven process and get paid what you're worth.
Key Responsibilities
  • Canvass residential neighborhoods in assigned Fort Wayne-area territory
  • Approach homeowners at the door, build rapport, and generate interest using HEP's proven door approach
  • Set and run your own in-home appointments (attic inspection, problem reveal, solution presentation)
  • Follow HEP's structured sales process, including objection handling and same-visit closing techniques
  • Track daily door and appointment activity using company tools (Active Knocker)
  • Attend regular sales training and team meetings to sharpen skills and stay aligned with company standards
  • Maintain a professional, honest, and customer-first approach on every doorstep
Qualifications
  • Some experience in door-to-door sales, direct sales, or a similar customer-facing/sales role preferred
  • Strong communication skills and comfort with face-to-face rejection and persistence
  • Self-motivated with the ability to manage your own schedule and daily activity goals
  • Reliable transportation
  • Coachable — willing to learn and follow a structured sales system
  • Must be comfortable with a 100% commission-based pay structure
What We Offer
  • Uncapped commission-only earning potential
  • In-house training program (The Door Standard) built specifically for HEP's process
  • Fast path to growth — reps who show strong performance can move into specialized Closer or leadership/management roles
  • Supportive team environment with ongoing coaching
  • Flexible daily schedule within canvassing hours
