Revenue Manager – Short-Term Rental Company (Great Smoky Mountains)

Job Title: Revenue Manager
Location: Great Smoky Mountains, TN (Sevierville / Pigeon Forge / Gatlinburg area)
Employment Type: Full-Time
Reports To: Director of Operations / General Manager

About the Role

Our boutique short-term rental company manages a curated portfolio of cabins and vacation homes throughout the Great Smoky Mountains. We're seeking a data-driven, detail-oriented Revenue Manager to own pricing strategy, revenue optimization, and expense management across our unit portfolio. This role blends analytical rigor with market intuition to maximize profitability while maintaining strong owner and guest relationships.



Key Responsibilities

  • Develop and manage individual unit-level revenue goals and pricing strategies based on seasonality, demand trends, local events, and competitive positioning
  • Set and adjust nightly rates, minimum stay requirements, and length-of-stay discounts using dynamic pricing tools (e.g., PriceLabs, Wheelhouse, Beyond)
  • Monitor market performance daily/weekly, including occupancy, ADR (average daily rate), and RevPAR (revenue per available rental) by unit and portfolio-wide
  • Analyze booking pace, lead time trends, and channel performance across OTAs (Airbnb, Vrbo, Booking.com) and direct booking channels
  • Identify and implement cost-saving opportunities across cleaning, maintenance, supplies, and OTA commission structures to protect net owner returns
  • Prepare monthly and quarterly revenue reports and forecasts for ownership and property owners
  • Partner with marketing on listing optimization, promotions, and demand-generation campaigns
  • Conduct competitive market analysis of comparable Smoky Mountain properties (cabin size, amenities, location) to inform pricing decisions
  • Manage seasonal strategy for peak periods (fall foliage, holidays, summer) and shoulder/off-season demand generation
  • Collaborate with owner relations team to communicate performance results and pricing rationale to property owners
  • Recommend capital improvements or amenity upgrades that could increase unit revenue potential

Qualifications

  • 2+ years of experience in revenue management, preferably in short-term rental, vacation rental, or hospitality/hotel industry
  • Strong Excel/Google Sheets skills; experience with revenue management or channel management software (PriceLabs, Wheelhouse, Beyond, Hostfully, Guesty, etc.)
  • Analytical mindset with ability to translate data into actionable pricing decisions
  • Familiarity with OTA platforms (Airbnb, Vrbo, Booking.com) and their algorithms/ranking factors
  • Understanding of the Smoky Mountains / East Tennessee vacation rental market a plus
  • Excellent communication skills for owner-facing reporting and internal collaboration
  • Self-motivated with strong organizational skills and ability to manage multiple units simultaneously
