Job description

Job Responsibilities & Requirements

This position is based in Frederick, MD.

We are seeking a co-op student to support an innovative construction project in Frederick, Maryland. The student will collect and organize field data related to construction progress, labor productivity, material use, waste, delays, and other factors affecting on-site operations. This information will support the comparison of traditional and modular construction methods and help improve our technology and operating model.

The role requires regular presence on an active construction site in Frederick, MD and close collaboration with the innovation team, project management, the general contractor, subcontractors, trade partners, and field personnel.

The duration of this co-op opportunity is expected to be 6-8 months, with possible extension as needed.

Responsibilities:

  • Visit the construction site regularly to observe and document activities and project progress.

  • Capture field information through photographs, videos, notes, measurements, and productivity records.

  • Measure labor, crew size, production quantities, installation durations, interruptions, rework, material waste, and delays.

  • Attend relevant planning, coordination, and progress meetings.

  • Track trade activities, construction phases, problems, constraints, and roadblocks.

  • Speak with field personnel to understand work methods, production challenges, and causes of delays.

  • Prepare concise reports, visual documentation, trackers, and database updates.

  • Organize and manage project photographs, videos, reports, and collected data.

  • Operate and maintain cameras, recording devices, batteries, storage equipment, and other data-collection tools.

  • Support the analysis of productivity and cost differences between traditional and modular construction.

Minimum Qualifications:

  • At least one year of study in Construction Management, Architecture, Engineering, Building Science, or a related field; or at least three years of construction experience.

  • Ability to work safely and regularly in an active construction environment.

  • Confidence interacting with workers, supervisors, subcontractors, and project managers to obtain accurate information.

  • Basic proficiency with photography, video equipment, computers, file management, spreadsheets, and databases.

  • Strong attention to detail, organization, reliability, and communication skills.

  • OSHA 10 certification or the ability to obtain it within two weeks of hire.

Preferred Qualifications:

  • Previous construction-site experience.

  • General knowledge of construction processes and major building trades.

  • Ability to read and interpret construction drawings, plans, specifications, and technical documentation.

  • Familiarity with construction schedules, estimating, lean construction, productivity analysis, or data analytics.

  • Experience preparing reports that combine numerical data, written observations, photographs, and diagrams.

  • Knowledge of, or ability to learn, construction-management and documentation software such as Autodesk Construction Cloud (ACC), Procore, or Bluebeam.

  • Interest in modular construction, off-site manufacturing, construction technology, or process improvement.

Work Environment:

The position requires regular work on an active construction site, including walking and standing for extended periods, navigating unfinished areas, wearing required personal protective equipment, and working in changing weather, noise, dust, and temperature conditions.
