BUILDING MAINTENANCE MECHANIC

HOURS: Minimum of 7.5 hours per day. Must be able to work flexible and/or additional hours as mandated by library operational needs.

BARGAINING UNIT: SEIU / Pay Grade: J = $30.8552

JOB SUMMARY:

Maintain electrical, heating, air conditioning, plumbing and mechanical equipment and operations of Library facilities.

JOB REQUIREMENTS:

Education: High School Diploma or GED.

Experience:

  • Four years’ HVAC experience with commercial/industrial systems; or
  • Four years’ electrical experience with commercial/industrial systems; or
  • Four years plumbing experience with commercial/industrial systems; or
  • Completion of vocational coursework in HVAC, plumbing and/or electrical and two years’ experience with commercial/industrial systems.

 TECHNICAL EXPERTISE:

  • Knowledge of local, state, and national electric codes.
  • Thorough knowledge of safety procedures and legal regulations and guidelines.
  • Excellent critical thinking and problem-solving ability.
  • Knowledge of construction standards, practices, and terminology.
  • Ability to manage multiple departmental projects as well as smaller, short-term projects on a concurrent basis.
  • Ability to operate and maintain various tools and equipment.
  • Spatial relations skills.
  • Knowledge of business mathematics and business English including spelling and grammar.
  • Ability to adapt to new and updated software and procedures.
  • Ability to demonstrate basic computer skills including use of MS Windows, word processing, spreadsheet processing, and electronic communication.
  • Ability to maintain insurable driving status per the standards of the Library's fleet insurance carrier.

Certifications:  N/A  

Driver License: Valid State Driver’s License required.  

Other License: Valid Universal Refrigeration License required; electrician’s License (industrial) or plumber’s license preferred.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Evaluation of this position is based primarily on the performance of the following essential functions, which include, but are not limited to:

  • Install electrical, heating, air conditioning, plumbing, and mechanical equipment.
  • Inspect and repair electrical, heating, air conditioning, plumbing, and mechanical equipment.
  • Perform troubleshooting, preventative maintenance inspection, and servicing of electrical, heating, air conditioning, plumbing, and mechanical equipment.
  • Respond to emergencies to ensure the safety of Library facilities including those occurring outside of normal library operating hours.
  • Be able to comprehend directions from supervisor in written, oral or diagram form.
  • Prepare sketches or follow diagrams or blueprints.
  • Read and interpret construction drawings and specifications.  Ensure compliance.
  • Identify needed supplies, tools, equipment, and initiate orders.
  • Develop schedules, scope of work, and cost estimates for various projects including equipment/materials lists and associated costs.
  • Ensure a safe work environment is created and maintained.
  • Ensure that work is performed in compliance with applicable codes.
  • May attend meetings, participate in committees, and provide basic training.
  • May perform select duties of other staff in their absence.
  • Performs other duties as required.

Nonexclusive list of examples of tasks/types of work:

Electrical:

  • Install safety and distribution components (e.g. switches, power disconnects, circuit-breaker panels etc.).
  • Connect wiring in electrical circuits and networks ensuring compatibility of components.
  • Prepare and assemble conduits and connect wiring through them.
  • Prevent breakdown of systems by routinely inspecting and replacing old wiring and insulated cables, cleaning circuits, etc.
  • Execute plans of electrical wiring for well-functioning lighting, intercom, and other electrical systems.
  • Perform effective troubleshooting to identify hazards or malfunctions and repair or substitute damaged units.
  • Install HVAC controls and devices such as switches, relays, and circuit-breaker panels to provide a complete controls installation.
  • Troubleshoot of installed equipment or system to detect hazards and needs for adjustments, relocation, and replacement.
  • Plan new or modified installations to minimize waste of materials, provide access for future maintenance, and avoid unsightly, hazardous, and unreliable wiring, consistent with specifications and local electrical codes.
  • Measure, cut, bend, thread, assemble and install electrical conduit; connecting wiring to lighting fixtures and power equipment; testing continuity of circuits; repair faulty equipment or system.

Plumbing:

  • Assemble, install, maintain or repair plumbing fixtures utilizing correct procedures and/or hardware.
  • Test systems for leaks and other problems.
  • Perform basic pipefitter/plumber skills such as, threading, etc.
  • Repair water, gas, and other plumbing systems.
  • Inspect structures and plumbing systems, locating and marking positions of pipes, connections and passages within walls and floors.
  • Troubleshoot and test installed pipe systems and pipelines.

HVAC:

  • Perform maintenance and diagnostic repair on interior and roof-top heating and cooling systems, including but not limited to boilers, hot water heaters, heat pumps, rooftop units, energy recovery units, cooling towers, variable frequency drives, geothermal systems, chillers, pneumatic controls, and direct digital controls.
  • Replace and repairs compressors, motors, bearings, valves, circuit boards, electrical relays, and contactors. Recovers and installs refrigerant.
  • Monitor, program, and adjust building energy management systems.
  • Perform scheduled preventive maintenance and service on HVAC system equipment, such as changing filters and belts; lubrication of motors, pump and fan bearings; washing of coils; evaluating pressures; running diagnostic tests; ensuring proper voltages and amps; calibrating and adjusting direct digital control equipment; testing and replacing treatment chemicals; and similar activities.
  • Manage Building Automation Systems.  Calibrate automated control systems for HVAC systems and lighting. Adjust start and stop schedules, temperature set points, and fan controls for HVAC systems.
