Apartment Cleaning Contractor (1099)

We are seeking a dependable, detail-oriented Independent Cleaning Contractor (1099) to provide cleaning services for apartment units and common areas across our communities in the Peru, IN area. This position operates on an as-needed basis and is ideal for a self-motivated professional who takes pride in delivering high-quality results.

Position Overview

The Cleaning Contractor will be responsible for preparing vacant apartment units for new residents ("turn" cleans), as well as maintaining cleanliness in common areas when requested. The ideal candidate must be reliable, thorough, and capable of working independently while maintaining company standards.


Responsibilities

Unit Turn Cleaning

  • Perform detailed move-out/make-ready cleans

  • Clean and sanitize kitchens and bathrooms thoroughly

  • Clean inside appliances (refrigerator, oven, microwave, dishwasher)

  • Wipe down cabinets, baseboards, doors, trim, and fixtures

  • Clean windows (interior), blinds, and window sills

  • Vacuum and/or mop all flooring surfaces

  • Remove trash and debris from units

  • Ensure units meet move-in ready standards

Common Area Cleaning (As Needed)

  • Clean hallways, stairwells, laundry rooms, and other shared spaces

  • Wipe down railings, doors, and high-touch surfaces

  • Sweep, mop, and vacuum common areas

  • Remove trash and maintain overall curb appeal


Qualifications
  • Must operate as a 1099 Independent Contractor

  • Must provide proof of General Liability Insurance

  • Prior experience in apartment or residential cleaning preferred

  • Ability to work efficiently and meet deadlines

  • Strong attention to detail

  • Must supply own cleaning equipment and products

  • Reliable transportation required

  • Ability to move appliances to clean behind and underneath

  • Ability to lift up to 50 lbs


Compensation
  • Paid per unit or hourly rate (to be discussed)

  • Work provided on an as-needed basis based on unit availability

  • Complete work within agreed-upon turnaround times to avoid leasing delays
