Independent General Contractor – Full Unit Turns (Multi‑Residential)

Location: Greater Toronto Area (GTA)
Position Type: Independent Contractor / Project‑Based


Overview

We are seeking an experienced and reliable General Contractor specializing in full apartment unit turns and renovations to support a growing pipeline of work across the Greater Toronto Area (GTA).

This role is ideal for contractors who can manage and execute complete unit renovations from start to finish, either independently or through their own crew and subcontractor network.

All work is assigned using a pre‑approved pricing structureno quoting or estimating required—with consistent bi‑weekly payments.


Scope of Work

The General Contractor will be responsible for executing full unit turnovers, including coordination and completion of all required trades, such as:

  • Full apartment renovations and turnovers
  • Interior demolition and site preparation
  • Framing, drywall, and finishing
  • Flooring installation (vinyl, laminate, tile, etc.)
  • Kitchen and bathroom renovations
  • Coordination of electrical, plumbing, and other licensed trades
  • Painting and finishing work
  • Final cleaning and turnover readiness
  • Scheduling and managing workflow across trades
  • Ensuring projects are completed on time and to quality standards
  • Maintaining compliance with Ontario Building Code, safety regulations, and site requirements

Pricing & Payment Structure (Important)
  • All work is completed using a pre‑approved, fixed price list
  • Projects are assigned with clear scopes and standardized pricing
  • No job‑by‑job quotes or estimates required
  • Any work outside the defined scope must be pre‑approved
  • Consistent bi‑weekly payments based on completed and approved work

Requirements
  • Proven experience managing and completing full unit renovations / apartment turns

  • Valid WSIB coverage and general liability insurance
  • Established crew and/or subcontractor network (preferred)
  • Own tools, equipment, and reliable transportation

  • Experience working with property managers or multi‑residential portfolios
  • Ability to handle multiple units simultaneously
  • Strong communication, organization, and problem‑solving skills
