Overview
TITLE: Caretaker - Booth Residence
DEPARTMENT: Booth Residence, L.P.
REPORTS TO: Facilities Manager
SUPERVISES: NIA
STATUS: On-Call Emergency
SCHEDULE: On-Call: Alternate Weeks (See On-Call Schedule) 4:00pm to 8:30am and Holidays.
FUNCTION: The primary responsibility of the CARETAKER is to be available for on-site emergency maintenance.
Must respond to aU alarms on alternate weeknights, alternate weekends, and on-caU Holidays. Other tasks include maintaining the trash compactor during on-call times, communicating with the monitoring company and other security tasks as assigned. must respond to emergency maintenance requests and repair minor jobs. Volunteer Position includes coverage of Booth and Catherine Booth Residences while on-caU during weeknights, alternate weekends, and Holidays. Scheduled time away from ro erty must coincide with the on-call schedule.
Responsibilities
DUTillS:
1. Respond to all fire, medical, security and emergency maintenance calls, repairing deficiency where possible.
2. Respond to all other emergency situations while on duty during assigned times as indicated.
3. Maintain trash compactor and dumpster area. Report to Facilities Manager when mini max is full.
4. Remove debris from trash shoot if backed up with trash.
5. Answer all emergency maintenance calls from tenants, after receiving page, give a telephone call back to determine if page is indeed an emergency - if not, advise tenant to call office the next business day to place a work order.
6. Prompt cleaning and treatment of sidewalks during inclement weather.
7. Follow proper procedures in recording of all on-call pages, and/or other emergencies. (i.e., on-call report)
8. Communicate with towing service to remove unauthorized vehicle violating parking restrictions.
9. Notify Facilities Manager of any concerns.
10. Other duties as assigned by the Facilities Manager and/or Administration.
Qualifications
1. High School Diploma or equivalent required.
2. Good skills in various light maintenance functions.
3. Must be safety conscious.
4. Must have the ability to work and relate well with older and disabled persons.
5. Must be able to work independently without direct supervision.
6. Must be able to follow a written schedule of daily tasks.
7. Must have transportation to serve as on-call staff after regular l51 shift hours.
8. Must be able to change to different tasks quickly as an emergency requires.
