Job description

Job Summary

The Project Manager ensures construction projects are executed precisely and efficiently. By acting as key liaison between K&L, clients/owners, architects, engineers, and subcontractors, the Project Manager fosters positive relationships while driving projects to successful completion in a timely manner.

Key Responsibilities

Project Management & Coordination

  • Collaborate with and guide Assistant Project Managers to manage multiple construction projects through the design-bid-build construction cycle ensuring every project phase aligns with timelines, budgets, and quality expectations.
    • Develop and manage comprehensive project schedules to ensure milestones are met while identifying potential delays and implementing solutions proactively.
    • Review timelines and milestones for schedule adherence.
    • Revise schedules proactively to address unforeseen delays or changes in project scope.
  • Coordinate project activities with project superintendents, client/owners, architects, engineers, and subcontractors.
    • Serve as the main point of contact for all communication and coordination between general contractors, subcontractors, suppliers, owners, architects, and engineers.
    • Ensure that information flows smoothly, conflicts are resolved promptly, and that all parties involved in the project work together throughout the project; schedule and lead regular progress meetings with stakeholders.
    • Process change orders; manage contract adjustments to maintain alignment.

Budget & Resource Management

  • Manage project budget and resources (including materials, labor, and equipment) to ensure projects stay within their financial goals.
    • Monitor project expenses and adjust plans to meet profit objectives.
    • Oversee the financial elements of projects, ensuring profitability and resource efficiency.
    • Coordinate with General Superintendent to assign labor and materials efficiently to prevent delays.

Quality Assurance & Compliance

  • Oversee overall project quality assurance and compliance.
    • Ensure the highest level of quality on all projects is met and delivered to owners/clients.
    • Enforce compliance with industry regulations, environmental standards, and company quality benchmarks.
    • Maintain thorough project records for transparency and accountability.

Relationship Management

  • Provide updates and address concerns timely to maintain satisfaction and foster strong relationships with clients, vendors, and suppliers.
  • Represent K&L professionally to demonstrate the value placed on client relationships, generate future opportunities, and enhance the company’s market presence and reputation.

Qualifications

Required:

  • Bachelor’s degree in construction management or related field
  • 5 years of experience in project management or equivalent combination of education and experience
  • Strong computer skills, including competency with MS Outlook, Excel, Word and document management/organization; proficiency in construction management software (e.g., HeavyBid, Procore).
  • Strong understanding of industry regulations and safety standards
  • Excellent verbal and written communication skills; demonstrable problem-solving and critical thinking skills.

Preferred:

  • Certification: e.g., Project Management Professional (PMP) or Certified Associate in Project Management (CAPM)

Work Environment & Physical Demands

Site mobility and inspections - The role will require travel to meet with owners as well as travel to project sites (usually within a 2-hour radius) to include walking, standing, and moving around construction sites.


Communication and coordination – This role will require incumbent to speak clearly with contractors and clients to include hearing and responding to on-site discussions.
