Job description

Summary
Join a Top 1% Team in SWFL
Team John Garuti is one of the top-performing real estate teams in Southwest Florida, and we're looking for an experienced agent who's ready to build something bigger. This isn't a role for someone who needs a hand held - it's for a self-starter who takes our systems, our training, and our technology, and runs with them. We move fast, we're always adopting the latest tools, and we want someone who can keep pace and bring their own ideas to the table.
A major part of this role is content: you'll be creating videos and posts across Facebook, Instagram, and YouTube to generate leads and build your personal brand within the team. If you already understand how content drives business - or you're excited to sharpen that skill with real support behind you - this is where you'll thrive.
There is no ceiling here. We give you every resource a top agent could ask for; what we need from you is the initiative to use them.
We're looking for someone who has a hard work ethic in their DNA. This is not an easy profession - it's a long game. It might take months to land your first commission, but twelve months from now, your life could look dramatically different if you put in the work.
Compensation
Our high-producing agents earn over $200,000 annually, with our top agent's commission exceeding $400,000. This is a commission-based position - earnings are entirely dependent on individual effort and results, and are not guaranteed.
Responsibilities
  • Create consistent video and social content (Facebook, Instagram, YouTube) to generate and nurture leads
  • Assist clients in buying, selling, and renting properties in the Cape Coral area
  • Conduct property showings and open houses to showcase listings
  • Provide expert guidance on market conditions, pricing, and financing options
  • Negotiate contracts and terms between buyers and sellers for smooth, successful closings
  • Build and maintain a network of clients, prospects, and industry professionals
  • Prepare and present real estate documents such as contracts, leases, and closing statements
  • Stay current on Cape Coral market trends, zoning, and property values
  • Learn and actively use multiple new systems and platforms as the team adopts them
  • Bring new ideas and strategies to the team - we want agents who contribute, not just execute
Qualifications
  • Valid Florida Real Estate License
  • Minimum of 2 years experience in residential real estate sales
  • Strong knowledge of the Cape Coral real estate market and local community
  • Genuine interest and ability in content creation - comfortable on camera and creating for Facebook, Instagram, and YouTube
  • Highly tech-adept, with the ability to learn and navigate several new systems simultaneously
  • Self-motivated with a strong work ethic; able to work independently without close supervision
  • A growth mindset - always looking for the next way to improve and scale
  • Excellent communication and negotiation skills
  • Proficient with real estate CRM software and MLS systems
  • Detail-oriented with strong organizational skills
  • Valid driver's license and reliable transportation
  • Fully committed to the team's pace, standards, and vision
