SUMMARY

The Building Condition Assessor II applies building condition assessment processes and technical standards in conducting (specialized) asset assessments for the purpose of identifying asset condition and deficiencies.   

The Building Condition Assessor II will be working with the RealSuite tools set including RealAsset, the BCA Mobile application, Astea for site scheduling and progress tracking and BGIS Business Intelligence toolset.  

The Building Condition Assessor II may also work with client Asset Management Information Systems as appropriate. 

This role will work in collaboration with all key BGIS departments to ensure full support of all activities and play a key role in our INTEGRATED approach to operating buildings.

KEY DUTIES & RESPONSIBILITIES 

Safety Ownership and Regulatory Compliance

  • Comply with all internal and external requirements including but not limited to environmental, health and safety, fire protection and mandated by BGIS Health Safety and Environment Teams and enforced by law. 

Building Condition Assessments 

  • Applies knowledge of building condition assessment processes and technical standards in conducting asset assessments, annual building inspections and other specialized asset assessments    
  • Conducts asset condition assessments 
  • Establish a strong technical presence at facility sites and cultivate technical relationships with on-site personnel 
  • Identifies and evaluates specialized asset component and systems conditions and deficiencies 
  • Completes asset assessment condition reports utilizing asset assessment management software 
  • Provides recommendations and cost estimates for building envelopes, components and systems repair or replacement for inclusion in the capital budget plan  
  • Completion of Project Justification forms to support project prioritization. 
  • Lead scheduling and coordinates site activities 
  • Other duties as assigned 

Integration and Collaboration with Account Departments  

  • Work in collaboration with Facility and Project Management to ensure accurate information and building nuances are captured in the BCA - including any historical projects.  

KNOWLEDGE & SKILLS

  • University degree in relevant field such as architectural, civil, mechanical electrical engineering, building science or building engineering
  • 3-5 Years of relevant work experience
  • Enrolled in EIT or P.Eng an asset
  • General knowledge of technical standards and process in completing building condition assessments, in particular American Society for Testing and Materials (ASTM) Practice E2018-15 "Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process"
  • Advanced knowledge of the process of cost estimating for replacement and repair of building components and systems
  • General knowledge of building science including base knowledge of all areas of study - architectural building envelope, mechanical and electrical building systems or site components
  • Specialized knowledge in one of the fields of study - Architectural, structural, building envelope, mechanical and electrical building systems
  • General knowledge of general building design, construction and facility operation of commercial buildings
  • Ability to work independently and learn quickly
  • Strong written communication skills
  • Proficient with MS Excel and ability to learn other applications quickly
  • Strong computer skills
  • Detailed-oriented
  • Valid drivers' license with ability to travel 50-70%

Licenses and/or Professional Accreditation

  • Valid drivers' license
  • LEED Certification from Canada Green Building Council, an asset
