Position Summary
Reports to the Building Operator/Service Manager, the Building Attendant is key to achieving the goal of creating exceptional service and best-in-class resident experience through timely and efficient maintenance in the parking, exterior, and amenity areas of the property. This role requires regularly scheduled on-call responsibilities after business hours which will include and not limited to Statutory holidays.
Responsibilities
Operations:
  • Interact with residents in a customer-service oriented manner
  • Responsible for cleaning duties, including litter pick-up, sweeping, shoveling, pressure washing, or as assigned by the Building Operator/Service Manager;
  • Pool / hot tub / sauna daily maintenance
  • Push out waste / recycle / and organics bins for service as scheduled
  • Garbage pickup in parkade and exterior street levels, daily
  • Cleaning of amenity barbeques, daily
  • Indoor and outdoor potted plant maintenance, including watering
  • Outdoor shrub and seasonal plantings maintenance
  • Monitor and adjust irrigation systems for optimal efficiency
  • Green roof maintenance; weekly roof checks, ensuring all garbage and debris is removed, items are secure, and no immediate falling or trip hazards are present
  • Monitor parking, work with the Resident Experience Manager to enforce Rules and Regulations
  • First response for lobby entrance snow removal and ice melt applications
  • Handle and store hazardous materials appropriately, ensuring all SDS are kept readily available and up to date
  • Accompany vendors and contractors while work is being completed, if required
  • Assist with completing work orders and turnover maintenance
  • Daily vacant suite checks, ensuring no leaks, extreme temperature fluctuations, or security breaches are present
  • Practice occupational health and safety standards; Ensure all mechanical areas are clean, swept, mopped, and safe for all occupants
  • Ensure all tools and cleaning equipment is maintained and serviced regularly

  • Weekly elevator testing, including cab levelling, testing the emergency alarm button, and testing the callout button
  • Manage hazardous materials and promptly respond to environmental hazards
  • Uphold and report breaches of the rules and regulations of the property
  • Other related duties as required. May require heavy lifting
  • Assist with receiving deliveries, and assembling items (ex. shelving), as required
Customer Service:
  • Maintain excellent resident relations by employing customer service-based approaches, address and document resident concerns and complaints and any emergencies in the building
  • Practice excellent resident relations through working collaboratively with other team members to ensure resident requests and concerns are dealt with in a timely and professional manner
  • Further support efforts to ensure excellent resident satisfaction and service delivery and exceeding resident expectations through prompt service and ongoing communication with site team
  • Participate in resident and staff community support events, as appropriate
Administration and Reporting:
  • Complete all work order documentation through Yardi, accurately, and in a timely manner
  • Responsible for daily entries in the snow removal log, seasonally
  • Maintain up-to date Safety Data Sheets for maintenance products and adherence to the OHSA rules and regulations
  • Keep current all maintenance records, files and documentation in accordance with established procedures
  • Complete all mandatory training sessions in a timely manner.
  • Complete goal setting initiative in Dayforce and review/assess status of goals throughout the year with leader
Qualifications
  • High school diploma supplemented with OHSA, WHMIS and First Aid
  • Knowledge of basic building systems and general maintenance and customer service training required
  • Minimum 1 years' experience in basic property maintenance
  • Experience in the property management or hospitality industry preferred
  • Able to communicate effectively and professionally and able to develop and sustain cooperative working relationships with team members and residents; ability to exercise confidentiality. Fluent in English - oral and written
  • Ability to allocate one's time effectively, work under pressure; ability to handle multiple demands and competing priorities, adapt to new ideas and constant changes; results oriented
  • Must be fully mobile and able to lift at least 50 lbs; tasks may include repetitive movement
  • Must be able to supply own personal hand tools as required
  • Computer Skills - Skill in working with apps on hand-held devices
  • Police Clearance - A criminal verification check is required for employment
Availability:
Flexibility to work during day, evening and weekend shifts, month end, regardless of
weekend or statutory holiday status and may be included in the emergency on-call rotation. Willing to be available in emergency or unavoidable situations.
