Operating Engineer- JLL

What this job involves:

As an Operating Engineer at JLL, you'll serve as a Local 94 Union facilities maintenance technician responsible for maintaining and operating all mechanical, electrical, and plumbing systems across commercial buildings. This role requires comprehensive technical expertise across multiple trades to ensure optimal building operations while maintaining a safe, comfortable environment for tenants. You'll be at the forefront of preventive maintenance, emergency response, and system optimization - monitoring everything from HVAC systems and building automation to energy management controls. We believe the most effective teams are built when everyone is empowered to thrive, which means you'll have the autonomy to leverage your technical skills and make critical decisions that directly impact building performance. What your day-to-day will look like:

Perform plumbing, electrical, and HVAC maintenance and repairs throughout the building(s)

Monitor and maintain heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV systems, and air distribution equipment

Adjust mechanical/pneumatic equipment, steam stations, control gauges, distributor panels, valves, thermostats, and diffusers to maintain comfortable building conditions

Execute preventive maintenance duties including filter changes, coil cleaning, condenser flushing, tube punching, bearing greasing, belt inspections, and motor alignments

Conduct routine inspections of engine room equipment, fan rooms, cooling towers, motors, pumps, electrical rooms, backup generators, and fire pumps

Perform general building repairs including doors, ceilings, handrails, floors, plumbing fixtures, and lighting systems

Monitor energy management systems and building automation controls, documenting all maintenance activities and reporting findings to supervisors

Required qualifications:

High school diploma or GED equivalent

5+ years of related work experience operating mechanical, electrical, and plumbing systems in commercial property settings

Minimum Q-99 or Q-01 FDNY Certificate of Fitness

Current Local 94 Union membership or willingness to join it upon hire

Basic computing skills in Outlook, Excel, and Word

Ability to lift 50 lbs and perform physical tasks including climbing, stooping, bending, and reaching

Strong verbal and written communication skills with ability to respond immediately to emergency situations and urgent tenant concerns

Preferred qualifications:

Graduate of apprentice program or trade school

Journeyman or Master Electrician License

City licenses such as Refrigeration Certificate of Fitness, High Pressure Boiler License, or High Pressure Steam Operator

Universal Technician certification for CFCs (market dependent)

Experience with energy management systems and building automation

Comprehensive knowledge of boilers, heaters, pumps, refrigerant systems, compressors, and water systems

Location: New York,NY

Available schedules:

Tuesday - Saturday 3:00 pm -11:00 pm

Sunday - Thursday 3:00 pm -11:00 pm

Monday - Friday 11:00 pm - 7:00am

This position does not provide visa sponsorship. Candidates must be authorized to work in the United States without sponsorship.

Estimated compensation for this position:

110,260.00 - 110,260.80 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
