Job description

Oak Properties is looking for a dependable, skilled Residential Maintenance Technician to help maintain our approximately 150-unit Chattanooga rental portfolio.

This is a hands-on position for someone who enjoys solving problems, takes pride in quality work, and treats residents professionally. You will work with our senior maintenance technician while also handling routine repairs and unit-turn assignments independently based on your experience.

Compensation:

$22 - $25 hourly


Responsibilities:
  • Complete residential maintenance work orders involving basic plumbing, electrical, carpentry, drywall, painting, locks, appliances, and general repairs.

  • Help prepare vacant apartments and homes for new residents.

  • Diagnose maintenance problems and determine whether they can be repaired internally or require a specialized contractor.

  • Perform basic HVAC-related maintenance such as changing filters, clearing drain lines, checking thermostats, and identifying when an HVAC contractor is needed.

  • Conduct property walkthroughs and preventive-maintenance inspections.

  • Test smoke and carbon monoxide detectors, inspect exterior lighting, and address basic safety concerns.

  • Keep residents and the property-management team informed about work-order status.

  • Document completed work with notes and photographs using a phone-based work-order system.

  • Maintain clean, safe properties and assist with occasional grounds or common-area needs.

  • Participate in a rotating emergency on-call schedule.

  • Other tasks, as required to keep residents HAPPY!


Qualifications:
  • Strong understanding of maintenance equipment, techniques and procedures
  • Needs to have availability to respond on nights and weekends to on-call maintenance requests
  • 2+ years of maintenance experience
  • Has high school diploma, GED, or equivalent
  • Excellent work ethic, communication skills, time management skills, and attention to detail
  • Applicants should have knowledge of air conditioning units, plumbing systems, and electrical systems
  • At least two years of residential maintenance, apartment maintenance, remodeling, construction, or professional handyman experience.

  • Ability to complete common household repairs safely and correctly.

  • Working knowledge of basic plumbing, electrical, drywall, painting, carpentry, appliances, and HVAC troubleshooting.

  • Familiarity with common hand and power tools.

  • Strong attendance, organization, communication, and problem-solving skills.

  • Professional and respectful when working inside residents’ homes.

  • Valid driver’s license, acceptable driving record, and reliable transportation.

  • Ability to lift 50 pounds, climb ladders, work on your feet, and occasionally work outdoors.

Formal certifications are helpful but not required. We are more interested in demonstrated repair ability, reliability, sound judgment, and a willingness to learn.

  • Full-time, primarily Monday through Friday

  • $22–$25 per hour, based on experience and demonstrated skills

  • Rotating emergency on-call schedule.

  • Mileage reimbursement or company vehicle provided.
