Job Summary:
Responsible for leading the direction, completion, and outcome of all assigned building assessment projects and related services in accordance with ASTM standards and/or client specific scopes of work. This requires using knowledge of buildings, construction, and technical standards. This role will discuss the project site with site contact and municipal facilities. The Project Assessor (onsite/field) will be required to travel to client project sites.
Specific Duties & Responsibilities
- Conducts client facing on-site assessments and prepares written report that accurately describes onsite assessment findings including but not limited to: Facility Condition Assessments (FCA), energy audits, ADA Assessments, mechanical equipment evaluations, space utilization planning and analysis, and other technical services associated with capital planning of commercial, institutional, and/or municipal facilities.
- There may also be previously prepared building condition survey reports, appraisals, and ADA surveys that must be analyzed with specialized knowledge.
- Completes equipment and building component inventory surveys capturing requirements.
- Determines and identifies system type, condition, remaining useful life and significant physical deficiencies of building components and systems based on visual inspection.
- Provide recommendations and planning level cost estimates for building envelopes, components and systems repair or replacement for inclusion in the capital budget plan.
- Travel (by Plane, Motor Vehicle, Train) is a significant component of this role, with approximately 30-50% of the workweek spent traveling to client sites across the U.S. The travel schedule often involves back-to-back on-site visits, with limited time between trips. Overnight stays away from home are common, and weekend travel may occasionally be required to meet project deadlines. Employees in this role should expect frequent travel.
Core Essential Duties & Responsibilities:
- Owns project-by-project communication across the leadership team and keeps stakeholders informed of actual or potential issues, including ongoing updates on report delivery timelines to production teams.
- Conducts a wide range of building assessments depending on division, including Property Condition Assessments, Phase I Environmental Site Assessments, asbestos/lead/radon sampling, seismic reports, structural and roofing surveys, Facility Condition Assessments, energy audits, accessibility assessments, mechanical equipment evaluations, Industrial Maintenance Operations & FLS assessments, ADA checklists, pre-construction document reviews, construction monitoring, desk reviews, and report/document reviews, while identifying client- and project-specific needs.
- Performs physical surveys of accessible and visible building systems and components, including mechanical, electrical, plumbing, structural elements, foundations, interiors, common areas, exterior walls, windows, roofs, and pavement, ensuring accurate identification of client/project requirements.
- Observes and evaluates visible mechanical systems, components, equipment, and conditions to identify significant physical deficiencies.
- Measures areas and quantities to support accurate cost estimates for repair, replacement, or capital reserve planning.
- Conducts interviews with property owners or representatives, tenants, service providers, government agencies, and other knowledgeable stakeholders.
- Provides comprehensive photographic documentation of site conditions.
- Prepares detailed written reports using digital tools, incorporating field observations, photos, interviews, and client-specific scope requirements.
- Adapts scope and technical writing to varying project requirements based on property type, geography, and site conditions.
- Applies professional and technical expertise to develop project plans and assessment strategies.
- Reviews property records provided by clients, including leasing documents, repair receipts, improvement records, proposals, operating expense schedules, and available construction drawings.
- Reviews additional documentation when available, such as certificates of occupancy, maintenance logs, elevator safety reports, fire/building department reports, and warranty information.
- Serves as technical lead, providing guidance and direction on specialized projects and protocols.
- Meets or exceeds productivity and report quality performance objectives.
- Maintains confidentiality of company operations and information.
- Delivers responsive and proactive customer service to clients.
- Demonstrates alignment with company guiding principles and strategic goals.

Certificates, Licenses, Registrations:
- Valid driver's license required with no significant MVA points/violations (clean driving record).
- Current Registered Architect or Professional Engineer preferred for Asset Management and Architecture & Engineering Departments a bonus.
Physical and Environmental Conditions:
While performing the onsite/field duties, the employee is required to:
