Building Facilities Operations Director Jobs (NOW HIRING)

Description

The Director of Facilities has overarching responsibility for buildings (including historical), infrastructure, equipment, and related operating systems, as well as the operations(custodial) and maintenance teams at the Gardens the Director of Facilities oversees the following departments: 

• Maintenance- This team is responsible for the maintenance and repairs of all facilities, vehicles and equipment. Maintenance of all interior and exterior infrastructure, while ensuring these tasks are performed safely, quickly, competently, and at the highest finishing level, including required documentation. The team implements preventative and ongoing maintenance work for HVAC systems, plumbing, electrical, pumps, motors, buildings and grounds. The Maintenance Team is responsible for the set-up and tear down of all events at the Garden including weddings, concerts and special events. 
• Custodial-This team prepares for each day's business/visitation along with all public and private events. This includes collection and removal of all trash and litter from the buildings and grounds, the cleaning and sanitation of the grounds and interior of all buildings on a daily basis.?
   

PRIMARY DUTIES AND RESPONSIBILITIES 

• Contributes to strategic planning by evaluating and projecting future facility needs and proposing options to achieve them 
• Participate in senior management planning and strategic meetings
• Creates and presents semi-annual departmental reports and presents to the Board of Directors 
• Develops and executes strategy for the ongoing maintenance of the Gardens historic buildings. 
• Develops and tracks department budget 
• Orders equipment and supplies and monitor's inventory. 
• Makes requests for capital outlay expenditures on an annual basis as well as maintaining long-range capital improvement list for budget planning utilizing industry standard Life Cycle Asset Management techniques 
• Develops and recommends policies and guidelines to protect, enhance, and preserve the Garden's physical assets and resources, including furniture, equipment, space usage, maintenance, and energy consumption. 
• Prepares specifications for physical projects; estimates costs of equipment, materials, labor, and supplies; prepares bid specifications for projects, equipment, and contracted services; oversees site and building projects performed by outside contractors.
• Acts as the liaison between Garden and outsourced contractors, utility providers, consultants, and applicable county entities. 
• Develops specifications for cost-effective Garden wide energy management; supervises the operations, maintenance, installation repair of such systems 
• Directs, schedules, and oversees external contractors (electricians, plumbers, roofers, painters, etc.) 
• Develops, implements, and supervises preventative maintenance and renovation programs for buildings, grounds, mechanical, electrical, utilities, wells, safety and security systems 
• Ensures compliance with all federal, state, and local laws, codes, and regulations pertaining to facilities and operations, including safety data sheets, required reports for hazardous materials oversight, ADA compliance, OSHA, etc. 
• Serves as member of Gardens Safety Committee. 
• Maintain files, records of plans, schedules, equipment lists, and processes in a cloud-based software system. 
• Collaborates with peers, researches and develops RFP's for State and Federal level grants for special needs and projects of the Garden 
• Performs other related tasks as requested 

Requirements

EDUCATION AND EXPERIENCE: 

• Bachelor's degree in engineering, building trades, or related field, and; 
• Ten or more years of progressively responsible experience in physical plant maintenance, with five or more years of supervisory experience, or; Combination of education and experience commensurate with the requirements of this position 
• 5 years or more experience with Microsoft Excel, Powerpoint, Word and Outlook. 
• 5 years or more administrator experience with CMMS (Computerized Maintenance Management System). 
• Demonstrated ability to work cooperatively and collaboratively with Garden faculty, staff, administrators and governing boards 
• Experience in operational and strategic planning as well as budget development 

KNOWLEDGE, SKILLS AND ABILITIES: 

• Ability to effectively communicate ideas and information in written and oral format to administrative staff, professional colleagues, and governing board. 
• Computer Skills - to include knowledge of CMMS (Computerized Maintenance Management System), or similar program 
• Knowledge of architectural, electrical, plumbing and mechanical systems 
• Familiarity with Federal and State building codes and regulations 
• Physically able to lift, bend, stoop, climb, and reach 
• Well-versed in technical/engineering operations and facilities management best practices 
• Knowledge of basic accounting and finance principles 
• Excellent verbal and written communication skills 
• Eye for detail and a quest to learn? 
• Excellent organizational and leadership skills 
• Good analytical/critical thinking 
• Relevant professional qualification (e.g. CFM) will be an advantage
