How This Role Creates Value:
Position Description:
The Building Engineer must have the ability to handle daily operations & maintenance of a Class A office building. This position is responsible for all aspects of building operations and services including, but not limited to the preventative maintenance, repair, operation and general upkeep of the property. The Building Engineer should know all building systems and components and be able to perform general maintenance. Knowledge and capabilities to operate, maintain, and facilitate repairs to building systems is critical.
Responsibilities:
Oversee daily operation and maintenance of all building systems. Perform preventive maintenance on building systems. Conduct inspections of buildings and grounds to include all common area around the site. Prioritize service calls, and follow-up upon completion. Understanding of building automation system. Understand and comply with all safety policies. Receive, execute and complete workorders. Order parts and supplies as required, maintain stock and inventory control Coordinate maintenance efforts with outside contractors and technicians Work with Property Manager to create and execute annual and capital budgets Respond quickly to emergency situations. Comply with all applicable codes and regulations of governmental agencies Serve as backup for other buildings in portfolio as needed. Requires after hours work and/or weekend, holidays, and an on call rotation. Knowledge, Skills & Abilities Thorough knowledge on the use of computer programs to include BAS, work order, and office. General working knowledge with mechanical, electrical, HVAC, plumbing, carpentry, and other trades required to maintain the buildings. Must have experience using different types of power tools and equipment. Excellent interpersonal capabilities, strong problem solving skills, and the ability to communicate well in written, electronic and oral communications/reports. Understand and comply with all safety polices. Must be detailed oriented, able to handle multiple projects simultaneously, extremely professional, and provide exceptional customer service.
Physical Demands, Work Environment & Schedule:
Ability to work on ladders, platforms, roofs, lifts etc. Ability to walk long distances, climb stairs, lift and carry objects up to 50 lbs. Exposure to weather, extreme heat or cold, noise intensity level, atmospheric conditions, exposure to electrical shock, exposure to toxic or caustic chemicals, wet and/or humid, vibration, proximity to moving mechanical parts, working high exposed places, any other applicable environment conditions. Work could include; snow/ice removal, keeping the roof clean etc.
Schedule is: 8:00 - 4:00 Monday - Thursday and 7:00 - 3:00 on Friday. One Friday a month will be required to work 5:30-1:30 to test the fire pump and perform elevator recall.
