Commercial HVAC Sales Engineer / Account Executive - Tenant Improvement & Special Projects


Position Overview

We are seeking a highly capable Commercial HVAC Sales Engineer / Account Executive to lead tenant improvement (TI) and special project opportunities within our commercial portfolio. This role is ideal for a technically strong professional with an engineering background who can independently develop HVAC concepts, prepare drawings, estimate projects, and guide customers from initial design through project completion.
This is a hands-on, technically driven sales role focused on fast-paced TI work, retrofit projects, and smaller-to-mid-sized special projects, rather than large ground-up construction.


Primary Responsibilities


- Develop and grow tenant improvement and special project opportunities with existing and new commercial clients
- Serve as the technical and sales lead for TI projects from concept through close-out
- Independently develop HVAC system layouts, concepts, and solutions
- Prepare HVAC plans, sketches, and drawings using CAD and/or Bluebeam
- Estimate, propose, sell, and manage awarded projects
- Act as the primary point of contact for customers throughout the project lifecycle


Sales, Engineering & Estimating


- Meet with building owners, property managers, general contractors, and tenants
- Perform job site walks, field measurements, and as-built verification
- Develop HVAC system designs and layouts for tenant improvements
- Prepare HVAC drawings and markups using AutoCAD, Bluebeam, or similar tools
- Define project scope, equipment selections, and system approach
- Create accurate project estimates using Excel-based tools
- Prepare customer proposals and presentations


Project Management (Post-Sale)


- Coordinate manpower requirements with operations
- Assist with permit and plan submittal requirements
- Prepare and distribute submittal packages
- Coordinate with general contractors, subcontractors, and vendors
- Purchase equipment and materials
- Manage project documentation and close-out requirements


Qualifications & Experience


- Engineering background (Mechanical Engineering preferred)
- 3+ years of experience in commercial HVAC TI, retrofit, or special projects
- Strong working knowledge of commercial HVAC systems
- Ability to prepare HVAC plans and drawings independently
- Experience in design-build or technical sales environments


Technical Skills


- Microsoft Windows and Microsoft Office (Word, Excel)
- AutoCAD and/or Bluebeam (required)
- Ability to read and create construction documents
- HVAC load calculations and basic system design knowledge
- Revit experience is a plus
