Job Description

As an Associate Broker focused on Industrial Commercial Real Estate, you will play a pivotal role in tenant representation across the Inland Empire submarket, with a primary focus on third-party logistics (3PL) companies and other industrial occupiers. You will be primarily responsible for business development activities while also researching market trends, assisting with property valuations, preparing client presentations, and contributing to negotiations and transactions. Working alongside senior brokers, you will help drive the strategy for growth and development in the industrial sector while gaining exposure to various aspects of commercial real estate in a fast-paced and evolving environment.

This is an incredible opportunity whether you are a recent graduate eager to launch a career in commercial real estate, a professional looking to pivot from another industry, or an experienced CRE practitioner ready to make an immediate impact in one of Southern California's most active industrial markets. This position sits within Stream's Inland Empire industrial tenant representation team, focused on building relationships with logistics, supply chain, and 3PL companies across one of the most strategically important distribution corridors in the country. Fluency in Mandarin is essential to this role, as a significant portion of the target client base conducts business primarily in Mandarin.

Primary Responsibilities

  • Developing a deep understanding of the real estate market by obtaining the latest market and industry research, historical information, and trends
  • Extensive cold calling, face-to-face prospecting, and other business development practices
  • Creating and organizing a detailed database for tenant pursuits and proactively scheduling and meeting with prospective tenants
  • Contributing to building tours, presentations, drafting proposals, and report preparation
  • Responsible for tracking and collecting market level data and comps for their submarket
  • Maintaining daily interaction with clients and prospective clients
  • Participate in firm marketing and business development opportunities
  • Performing financial modeling and analysis
Qualifications
  • Fluency in spoken Mandarin is required; a significant portion of the target client base in the Inland Empire operates in Mandarin, and this role requires the ability to conduct client-facing conversations in Mandarin
  • A minimum of a Bachelor’s degree required.
  • Prior experience in commercial real estate, logistics, supply chain, or B2B sales is a plus; recent graduates with strong communication skills and an entrepreneurial drive are encouraged to apply.
  • An understanding of client needs and dedication to service
  • Strong financial analysis skills
  • Must possess strong organizational skills with the ability to manage multiple priorities, tasks, and deadlines in a fast-paced environment
  • Leadership experience, sales and negotiating skills
  • Strong verbal and written communication
  • Working knowledge of Excel
  • General understanding of CRM software and tools
  • Ability to be an independent worker with a team player attitude
  • Must be able to succeed in an environment that values individual perspectives and encourages sharing of information and ideas, while driving towards common goals
