Job description

Summary

Under the direction of the supervisor, respond to all Building Automation System (BAS) and Fire System (FS) alarms as they occur. Take appropriate action to ensure human and animal safety, while minimizing potential damage to mechanical equipment.

Primary Responsibilities
  • Prioritize and take appropriate actions on all Fire and BAS alarms. Examples of critical system alarms are alarms associated with; Bio Safety Level-3 exhaust and room pressures, IT data center cooling systems, lab exhaust, and animal housing environment.

  • Diagnose and repair complex control system malfunctions.

  • Perform maintenance and precise calibration of pneumatic and direct digital control devices on multiple complex building control systems. Included but not limited to; Digital System Controllers, Application Specific Controllers, Programmable Logic Controls

  • Make minor software and/or hardware adjustments to the BAS as required to keep system functioning efficiently and within design parameters. Modify control system schematics and ladder logic diagrams as needed.

  • Perform routine BAS offline, override, and alarm status reports, as directed by the supervisor. Modify BAS trend log feature as required to pinpoint system deficiencies.

  • Conduct an on-going self-study to maintain a high technical proficiency as related to the maintenance and troubleshooting of MCW's critical building systems.

  • Recommend HVAC and BAS design improvements.

  • Performs annual testing of steam condensate traps for proper operation.

  • Perform field surveys during planning stages of project renovations. Advise of potential difficulties or deficiencies of mechanical systems or utilities.

  • Ensure energy saving initiatives are engaged, especially during off-hour shifts. Back-up the Maintenance Mechanics and perform preventative maintenance or repairs on multiple building systems.

Knowledge - Skills - Abilities
  • Knowledge of safety practices, emergency procedures, operations and maintenance, risk management, planning and evaluation.

  • Task management, coordination, and problem solving

Qualifications

Appropriate experience may be substituted for education on an equivalent basis.

Minimum Required Education: Associate's degree

Minimum Required Experience: 7 year's

Work requires occasionally lifting moderate weight materials, standing, or walking continuously.

Work Environment

Occasional exposure to dust, noise, temperature changes, or contact with water or other liquids. Work is performed in an environmentally controlled environment.

Sensory Acuity

Ability to detect and translate speech or other communication required. May occasionally require the ability to distinguish colors and perceive relative distances between objects.
