Job description

Salary: $110,000 - $140,000 base plus bonus incentive. Negotiable based on experience

We are seeking aProjectManager for our federal team supporting a few project sites in the Washington D.C. Metro area. This role will primarily work out of our office on the Fort Myer military base in Arlington, VA. Our team is primarily responsible for install and retrofit projects related to HVAC mechanical equipment and HVAC Controls (Building Automation Systems) systems, and other relevant equipment and systems.

We help modernize U.S. military installations, Department of Defense and other federal agency facilities to be smarter, more resilient, efficient, sustainable, and secure.
Pay range: $110,000 - $140,000 base salary plus bonus incentive. Negotiable based on experience.

Paid Time Off: 3 weeks paid vacation, 5 sick days, 3 floating holidays, and 10 standard holidays (6.5 weeks in total)

As a Project Manager, you will:

  • Serve as a primary leader for execution on a retrofit and installation projects, primarily related to the HVAC mechanical equipment, BAS/Controls (Direct Digital Control (DDC) systems), and other MEP related equipment and systems. Develops project schedules and executes according to plan.
  • Supervises the field construction process of assigned projects in accordance with the plans and specifications, to ensure that each phase of the work is completed on schedule, within the budget, and with the quality workmanship expected by the company and the customer
  • Manages budgets and completes forecasting in conjunction with Operations Manager and Regional Manager.
  • Manage the selection, scope of work, procurement, quality and payment of project materials, vendors and subcontractors
  • Negotiates, prepares and issues subcontracts
  • Ensures that assigned projects are done accurately, on-time, billed within budget and within scope of the contract.
  • Adheres to and ensures project personnel and subcontractors adhere to all safety standards, internal policies, and US Army Corps of Engineers requirements regarding health and safety.
  • Understand project and contract scopes; actively pursues growth opportunities that will help the customer achieve desired outcomes
  • Help prepare and approve cost estimates, contract terms & conditions, and technical responses to client requests for information, bids, and proposals
  • Ensures Technicians, subcontractors and other site personnel complete assigned work per established standards, and thoroughly communicate the services performed and completion criteria to customers
  • Complete timely and accurate project billing to maintain profitability goals and positive cash flow
  • Analyze financial reporting and project schedule to proactively address potential problems. Effectively communicates project progress, issues and financial status to leadership as required
  • Provide periodic project status updates, and monthly revenue, cost, and gross margin forecasts
  • Manage risk, establish project recovery plans, and resolve disputes to minimize escalation
  • Ensure project document controls and deliverables comply with contract requirements and Johnson Controls standards
  • Manages the selection, ordering, and delivery schedule of materials to be procured for the projects assigned
  • Coordinates customer-training requirements

Required Qualifications:

  • Project management or service management experience in the building construction industry for commercial or industrial project sites, preferably with commercial or industrial HVAC mechanical, HVAC controls/BAS, MEP, or other related equipment and systems.
  • Able to execute projects of higher project scope and contract complexity
  • Experience managing project financials (P&L management experience), including forecasting
  • Proficient in Project Management software and principles. Proficiency with Microsoft Project preferred.
  • Ability to obtain and maintain required government security clearances as needed. (This involves a background/character, criminal history, employment, and credit check.)

Preferred Qualifications:

  • Technical competency and experience working with commercial or industrial HVAC mechanical and/or HVAC BAS controls (DDC) controls to include evaluation of contractual scope, specification interruption, change order management, basic design, and installation standards
  • Ability to manage multiple projects simultaneously
  • Experience managing large projects (in excess of $1 million)
  • Experience reading and interpreting government contracts and government procurement standards
  • Experience managing multiple trades and subcontractors

Preferred Education

  • Bachelors Degree in Engineering, Construction Management, Project Management, or a related field, or equivalent work related experience
  • Active Certified Construction Manager (CCM), Project Management Professional (PMP), Certified Professional Constructor (CPC), Designated Design-Build Professional certification, or Licensed Professional Registration preferred
  • BAS Industry certifications, licenses, and/or training (Metasys, Tridium Niagara N4, etc)
