Project Manager – Commercial Construction

Location: Oak Ridge, New Jersey

Salary: $145,000–$165,000 annually (commensurate with experience)

Position Overview

Our client is seeking an experienced Project Manager to oversee commercial renovation and addition projects from preconstruction through final closeout. The successful candidate will manage multiple projects simultaneously while ensuring they are delivered safely, on schedule, within budget, and to the highest quality standards.

This position combines office-based project management with regular site visits throughout New Jersey and New York. Experience managing occupied renovations, particularly automotive dealership projects, is highly preferred.

Experience using Procore is required. Estimating experience is considered a strong plus.


Key Responsibilities

  • Manage projects from preconstruction through final completion.
  • Participate in preconstruction planning, budgeting, proposal development, and scope reviews.
  • Develop and maintain project schedules, budgets, and procurement plans.
  • Coordinate architects, engineers, owners, subcontractors, and suppliers throughout all phases of construction.
  • Conduct regular jobsite visits to monitor progress, quality, safety, and schedule performance.
  • Review subcontractor performance and resolve field issues in collaboration with the Superintendent.
  • Prepare, negotiate, and manage change orders.
  • Monitor project costs and implement cost-control measures to maintain profitability.
  • Maintain accurate project documentation including RFIs, submittals, contracts, meeting minutes, and closeout documentation using Procore.
  • Lead owner meetings and provide regular project updates.
  • Ensure compliance with all applicable building codes, OSHA regulations, and company quality standards.
  • Successfully manage multiple projects while maintaining exceptional client relationships.


Qualifications

  • Bachelor's Degree in Construction Management, Civil Engineering, or a related field preferred. Equivalent construction management experience will also be considered.
  • Minimum of five (5) years of Project Management experience with a commercial general contractor.
  • Proven experience managing commercial renovation and addition projects.
  • Automotive dealership construction experience is highly desirable.
  • Proficiency with Procore is required.
  • Estimating experience is a plus.
  • Strong knowledge of commercial construction methods, scheduling, budgeting, contracts, and project controls.
  • Excellent leadership, communication, negotiation, and organizational skills.
  • Ability to manage multiple fast-paced projects simultaneously.
  • Strong problem-solving skills with exceptional attention to detail.
  • Valid driver's license and willingness to travel throughout New Jersey and New York as project needs require.
